LSA Management in Charlotte, NC seeks a Groundskeeper/Porter for Saturday and Sunday shifts to keep our 334-unit community safe, clean, and welcoming for residents.

You’ll perform daily upkeep, safety checks in senior areas, curb-appeal tasks, unit turns, light maintenance, and friendly resident support, contributing to a prideful, well-cared-for living environment for seniors and families.

Qualifications

• Experience in groundskeeping, janitorial, or general labor preferred (apartment experience is a plus).
• Valid Driver's License and reliable transportation to get to work daily.
• Must be able to work outdoors in all weather, lift up to 50 lbs, and remain on your feet for the shift.
• Strong attendance record and a can-do attitude toward repetitive tasks.

Responsibilities

• Daily Property Upkeep: Walk the grounds daily to remove litter, debris, and pet waste from lawns, parking lots, and breezeways.
• Safety & Accessibility: Ensure walkways and ramps, especially in senior areas, are clear of hazards, leaves, and ice.
• Curb Appeal: Pressure wash buildings, clean leasing office glass, and maintain dumpster areas and enclosures.
• Unit Turns: Assist with trash-outs from vacant units to prepare for new residents.
• Basic Maintenance: Change exterior light bulbs, assist with mulch distribution, and minor touch-up painting.
• Resident Service: Maintain a professional demeanor when interacting with residents and families.

Groundskeeper / Porter - Part Time, Saturday & Sunday Only

Location: Charlotte, NC (Mixed Affordable & Senior Housing)

Pay: $25.00 per hour

Status: Full-Time

Role Overview

We are seeking a dedicated and hardworking Groundskeeper to maintain the "curb appeal" and safety of our 334-unit residential community. This role is vital to providing our senior and low-income residents with a clean, prideful place to call home. You will be the "eyes and ears" of the property, ensuring all outdoor areas and common spaces are pristine and hazard-free.

Primary Responsibilities

• Daily Property Upkeep: Walk the grounds daily to remove litter, debris, and pet waste from lawns, parking lots, and breezeways.
• Safety & Accessibility: Ensure all walkways and ramps-especially in senior-designated areas-are clear of trip hazards, leaves, and ice/snow during winter.
• Curb Appeal: Pressure wash buildings, clean leasing office glass, and maintain the tidiness of dumpster areas and compactor enclosures.
• Unit Turns: Assist the maintenance team in "trash-outs" (removing abandoned items) from vacant units to help prepare them for new residents.
• Basic Maintenance: Perform light tasks such as changing exterior light bulbs, assisting with mulch distribution, and minor touch-up painting.
• Resident Service: Maintain a professional and friendly demeanor when interacting with our senior residents and families.

Qualifications
