Hawthorne Residential Partners is seeking a Groundskeeper to maintain exterior spaces at our Midway community. You’ll contribute to a clean, welcoming environment and support onsite operations.

This entry-level role emphasizes outdoor work, attention to detail, and teamwork with the maintenance crew. Typical hours are Monday–Friday, 8:00 AM–5:00 PM, with potential on-call rotation for emergencies.

Qualifications

High School or GED equivalent.
Understanding and knowledge of yardwork and general facility maintenance.
Valid Driver's License.

Responsibilities

Conduct thorough cleaning and pick-up of debris or trash in exterior areas.
Maintain sidewalks, breezeways, parking lots, green spaces, and signage areas.
Keep trash receptacles, compactor areas, and pet stations clean and debris-free.
Assist with light landscaping tasks: raking, weeding, trimming, watering.
Maintain cleanliness and presentation of pool deck, courtyards, and outdoor amenities.
Assist with light painting, bulb replacement, and small exterior touch-ups.
Support inventory with clean, organized shop and storage areas.
Help prepare vacant apartments with light cleaning or debris removal.
Distribute communications to residents and support seasonal tasks.

Groundskeeper| Education, Experience, and License Qualifications

Education:

Experience:

Groundskeeper | Job Functions

Community Appearance Support

Assistthe maintenance team with light painting of curbs, signposts, and exterior touch-ups as needed.
Conduct light checks around the property and replace breezeway or exterior bulbs as needed.
Helpmaintainshop and storage areas in a clean and organized manner to support quick inventory assessment.
Assistwith preparation of vacant, unoccupied apartments with light cleaning or removal of debris as requested

Additional Responsibilities

Assistthe team with the distribution of communications to residents’ doors.
Assistthe maintenance team with seasonal tasks including storm/snowpreparation or cleanup.
Promotegood professionalrelations with residents, co-workers, and company staff. Through the LIVE IT culture,alwaysdisplay a friendly and courteous attitude toward prospects, residents, vendors, and other employees. Alwaysmaintainprofessionalism.

Work Schedule & Availability Groundskeeperswork Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role may also require participation in an on-call rotation for after-hours emergencies and occasional support for resident events, as needed.
