Job summary

Hawthorne Residential Partners is seeking a dependable Groundskeeper to maintain the exterior spaces of our apartment communities. This entry‑level role suits outdoorsy individuals who value cleanliness and a welcoming environment.

You’ll join a team that supports growth, learns on the job, and helps you develop practical maintenance skills. Standard hours are Monday–Friday, with potential on‑call rotation for emergencies.

Qualifications

High School or GED equivalent.
Understanding and knowledge of yardwork and general facility maintenance.
One year of maintenance, repair, or HVAC experience preferred but not required.
Valid Driver's License.

Responsibilities

Perform exterior cleaning and debris pickup across property.
Maintain sidewalks, breezeways, parking lots, green spaces, and signage areas.
Ensure trash receptacles, compactor areas and pet stations are clean and well-maintained.
Assist with light landscaping: rake, weed, trim, and water as directed.
Maintain pool deck, courtyards, grilling areas, benches and outdoor amenities.
Light painting of curbs, signposts and exterior touch-ups; replace bulbs as needed.
Keep shop and storage areas clean and organized to support inventory checks.
Assist with preparation of vacant apartments with light cleaning or debris removal.
Distribute communications to residents’ doors and assist with seasonal tasks (storm/snow prep).
Promote Live It culture and maintain professional relations with residents and staff.

Groundskeeper | Education, Experience, and License Qualifications

Education:

High School or GED equivalent

Experience:

Groundskeeper | Job Functions

Ground Responsibilities

Maintain cleanliness of sidewalks, breezeways, parking lots, green spaces, and community signage areas.
Ensure community trash receptacles, compactor areas, and pet stations are well‑maintained and free of debris or large items around the perimeter.
Assist with light landscaping tasks including raking, weeding, trimming, and watering as directed by the maintenance team.
Maintain cleanliness and presentation of pool deck areas, courtyards, grilling stations, benches, and outdoor amenities.

Community Appearance Support

Assist the maintenance team with light painting of curbs, signposts, and exterior touch‑ups as needed.
Conduct light checks around the property and replace breezeway or exterior bulbs as needed.
Help maintain shop and storage areas in a clean and organized manner to support quick inventory assessment.
Assist with preparation of vacant, unoccupied apartments with light cleaning or removal of debris as requested

Additional Responsibilities

Assist the team with the distribution of communications to residents’ doors.
Assist the maintenance team with seasonal tasks including storm/snow preparation or cleanup.
Promote good professional relations with residents, co‑workers, and company staff. Through the LIVE IT culture, always display a friendly and courteous attitude toward prospects, residents, vendors, and other employees. Always maintain professionalism.

Work Schedule & Availability

Groundskeepers work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role may also require participation in an on‑call rotation for after‑hours emergencies and occasional support for resident events, as needed.
