Job summary

Davis Development is seeking a Grounds Specialist in Charlotte, NC to maintain the property's exterior, common areas and amenities. You will support the Maintenance Supervisor and Property Manager by performing general maintenance and repairs as needed.

The role emphasizes hands-on labor, pool maintenance support, and safety-minded tasks. We value punctuality, reliability, and clear communication with residents and team members in a fast-paced environment.

Qualifications

• One or more years of general labor experience; multifamily experience is a plus.
• High school diploma or equivalent preferred.
• Certified Pool Operator (CPO) certification preferred.
• Ability to use a variety of hand tools and cleaning supplies.
• Effective verbal and written communication skills.
• Ability to lift up to 50 lbs.
• Overtime may be required (work over 40 hours/week)

Responsibilities

• Walk the property daily and remove litter, debris and pet waste from all areas.
• Remove trash and recyclables in the office and maintain trash areas.
• Check and log pool levels daily and vacuum pools weekly.
• Perform general labor to assist upkeep of facilities.
• Clean and maintain grills, inspect timers and knobs for safety.

Your role:

The Grounds Specialist maintains the physical aspects of the property, which include the grounds, common areas and amenities. This position will also assist the Maintenance Supervisor and Property Manager by performing general maintenance and repairs for the assigned property and facilities.

What you will do:

• Walks the property throughout the day and removes litter, debris and pet droppings from all areas, including but not limited to, breezeways, pools, grounds, common areas, etc
• Removes trash and recyclables within the office and maintains the trash areas per the agreed upon schedule
• Checks and logs pool levels daily and vacuums pools weekly
• Cleans and assists with upkeep of the facilities by performing general labor duties
• Cleans and maintains grills inspecting timers and knobs to ensure safety

What you will bring:

• One or more years of general labor job experience is preferred, multifamily experience is a plus
• High school diploma or equivalent, preferred
• Certified Pool Operator (CPO) certified is preferred
• Ability to use a variety of hand tools, cleaning supplies and other equipment needed for the role
• Effective verbal and written communication skills via all communication channels
• Ability to lift tools, equipment and other items in the unit (approximately 50 lbs)
• Work over 40 hours per week as business needs deem appropriate
