Job summary

RAM Partners LLC is seeking a Groundskeeper for Waterleaf at Cold Springs. You will maintain grounds, amenities, and curb appeal to attract residents while following safety standards and company guidelines.

Responsibilities include daily inspection, trash removal, pressure washing, and assisting with routine service tickets. A valid driver’s license and strong communication skills are required, with a flexible schedule including weekends.

Qualifications

• High School Diploma or equivalent required; college degree a plus.
• Valid Driver’s license required.
• Excellent verbal and written communication skills.
• Basic computer knowledge in Microsoft Office.
• Able to multitask and meet deadlines.
• Willing to work flexible schedule, including weekends.
• Legal authorization to work in the United States.

Responsibilities

• Inspects grounds daily and removes trash, debris, and pet waste to meet company standards.
• Runs the trash compactor.
• Removes trash and remaining items from vacant apartments.
• Pressure wash breezeways and common areas.
• In inclement weather, keep sidewalks and building access hazard-free.
• Complete assigned minor and routine service tickets as requested.
• Demonstrate customer service skills with residents, staff and vendors.
• Adhere to all safety policies and procedures.
• Other duties as assigned by manager.
