Job summary

Tanger is seeking a General Manager for the Sevierville outlet center to drive NOI through revenue growth, expense control, and strategic initiatives. You will oversee leasing, marketing, and operations, while managing a diverse team to deliver a premier shopper and retailer experience.

The role requires strong leadership, 4+ years in management or hospitality, and a focus on retail real estate. A bachelor’s degree is required, with up to 5% travel and a commitment to Tanger’s values.

Qualifications

• Undergraduate degree from an accredited university.
• 4+ years of experience in management, marketing, hospitality, or a related field.
• Experience in commercial real estate or a retail environment is a plus.

Responsibilities

• Drive NOI by increasing revenue streams while managing expenses.
• Develop and implement strategic business plans, budgets, and 5‑year capital plans to maximize property NOI and enhance the real estate asset.
• Create monthly financial forecasts and manage real‑time revenue and expense positions.
• Prioritize local leasing canvassing, deal making, and incubation of local retailer deals to increase occupancy and rent, maintaining visual and use standards.
• Maximize core profit centers, including fixed CAM, short‑term leasing, utilities, waste handling, and marketing partnerships.
• Collaborate with Regional and Corporate Operations to leverage portfolio service contracts, leveraging better pricing and delivery.
• Operate a clean, well‑maintained outlet center that provides customers a positive shopping experience.
• Supervise the Operations Director and, with operations/maintenance/housekeeping teams, ensure high standards of excellence, proper scheduling, and cost control.
• Promote utility efficiency and support enterprise sustainability efforts.
• Maintain proactive, customer‑centric relationships with store managers, including frequent visits and communication.
• Conduct quarterly managers’ and marketing advisory board meetings to discuss operations, marketing, security, and related topics.
• Supervise the Marketing Director and lead the execution of a strategic marketing plan that promotes the center and retailers.
• Partner with the security provider to develop and execute a center‑specific security plan.
• Recruit, hire, train, and supervise outlet center personnel in accordance with Tanger policies.
• Develop positive relationships with community and civic leaders to increase awareness of the center’s role.
• Provide field support for all Tanger Corporate Departments, including Leasing, Construction, Accounting, and People & Culture.

REQUIRED EDUCATION AND EXPERIENCE

Undergraduate degree from an accredited university and 4+ years of experience in management, marketing, hospitality, or a related field.

PREFERRED EDUCATION AND EXPERIENCE

Experience in commercial real estate or a retail environment is a plus.

TRAVEL

Up to 5% travel, typically by commercial airlines. Must possess a valid driver’s license and be able to operate a personal or rental vehicle safely.
