Job summary

Student Quarters is seeking a General Manager to oversee Berkely House, Cherry Street, and Hudson properties. You will lead on-site staff, manage leasing, budgeting, and resident relations to deliver exceptional living experiences.

The role emphasizes strategic leasing, financial oversight, and customer service leadership, with a focus on NOI and occupancy. On-site, full-time, salaried position with opportunities for growth within SQ.

Qualifications

  • Must have at least two years of property management experience.
  • Experience with Entrata Software preferred.
  • High school diploma or equivalent preferred.
  • College degree or extensive experience in property management preferred.
  • Ability to perform intermediate mathematical functions.
  • Ability to understand and perform all on-site software functions.
  • Must have experience with managing a team of people.
  • Proficient with Microsoft and Google platforms.
  • Strong verbal and written communication skills.
  • Ability to build relationships and maintain a professional appearance.
  • NAA or lease auditing experience is a plus.
  • Experience managing curb appeal of a property.

Responsibilities

  • Manage on-site staff through recruitment, training, coaching, and development programs.
  • Conduct employee evaluations and performance reviews, including corrective action and termination paperwork.
  • Provide leasing staff training and group sessions.
  • Direct the turn process per company standards.
  • Demonstrate strong time management and organizational skills.
  • Maintain knowledge of market conditions and leasing staff development.
  • Show, lease, and move in prospective residents; maximize occupancy and rental income.
  • Monitor rent collections and ensure compliance with statutes; analyze financial statements.
  • Prepare yearly operating budgets/forecasts; report to Regional Director.
  • Maintain customer service programs and resident retention initiatives.
  • Perform quarterly property inspections and move-in/move-out checks.
  • Manage property curb appeal and general upkeep of offices and buildings.
  • Perform additional duties as assigned by supervisor.

Job Title: General Manager
Company: Student Quarters
Community: Berkely House, Cherry Street, and Hudson
Report To: Regional Director or Area Manager
Job Type: Full-Time, Exempt, Salaried
Location: On-site, One Location
Compensation: $75,000 to 80,000 per year

Schedule: Monday-Friday, 8-hour shifts, and on-call. Some weekend and night shifts may also be required from time to time.

Summary: Responsible for the overall management of an apartment community, including, but not limited to, personnel management, strategic planning, financial management, risk management and outstanding customer service and resident retention programs.

Roles and Responsibilities
  • Manage high-quality on-site staff through the implementation of effective recruitment, training, coaching and development programs
  • Effectively perform and document appropriate employee evaluations, including, but not limited to, performance reviews and corrective action reviews, and termination paperwork
  • Provide training and motivation to leasing staff and ensure group training sessions are conducted as needed
  • Direct the entire turn process per company standards
  • Effective time management and general organization skills.
Strategic Leasing Management
  • Effectively maintain product knowledge of the community and competitive communities through consistent evaluation of market conditions and trends. Ensure that leasing staff develop similar knowledge
  • Effectively show, lease, and move in prospective residents
  • Direct efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancy
  • Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments
  • Develop yearly operating budgets/forecasts. Accurately prepare and convey all operational and financial data to the Regional Director in a timely manner. Be responsive and receptive to owners' needs, goals, and objectives
  • Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed
  • Analyze and evaluate monthly financial statements. Write clear and concise variance reports to substantiate the analysis
Customer Service
  • Manage an excellent customer service program
  • Manage resident retention and service request follow-up programs
  • Monitor an effective preventative maintenance program
  • Monitor service request turnaround and ensure the responsiveness of the maintenance staff
  • Accurately complete required reports as outlined in the SQ standards as well as additional reports requested by owner and/or supervisor(s)
  • Perform apartment inspections quarterly as well as prior to move-in and move-out
  • Manage property risk effectively by communicating incidents and potential liabilities
  • Responsible for the general upkeep and cleaning of office, clubhouse, and buildings
  • Perform other duties as assigned by the supervisor
Job Requirements
Skills, Experiences, & Qualities
  • A minimum of two years of property management experience highly preferred
  • A working knowledge of Entrata Software is highly preferred
  • High school diploma or equivalent is highly preferred
  • A college degree or extensive experience in property management is preferred

  • Regularly required to stand; walk; reach with hands and arms, and climb stairs, stoop, or squat.

  • Must be able to work any of the seven days of the week and overtime hours when requested.
  • Travel may be required as necessary to attend training and other company functions
