Job summary

LAZ Parking in Baltimore is seeking a General Manager to oversee multi-site portfolios and drive financial and operational performance 24/7. You will develop leaders, manage budgets, and ensure service excellence aligned with our employee-focused culture.

You will drive business development, client relationships, and strategic plans, coordinate with home office initiatives, and report on P&L and operations. This role requires strong communication and collaboration across teams and CBAs.

Qualifications

  • Bachelor's degree or equivalent work experience.
  • 8+ years in a management role.
  • Proficient in Excel, Word, PowerPoint, and MS Office.

Responsibilities

  • Assist the region with business development, proposals, and transitions for new locations.
  • Lead and develop a team to meet annual goals while embodying LAZ Parking's culture.
  • Identify high-potential employees to support growth.
  • Prepare budgets and monthly P&L reviews by location for assigned portfolios.
  • Develop a strategic business plan for assigned portfolios.
  • Develop client relationships and drive business retention.
  • Organize and manage parking management for Operations and Facilities Managers.
  • Deliver required financial and operational reports.
  • Maximize revenue and manage expenses while maintaining service thresholds.
  • Oversee Operations and Facilities Managers and ensure CBAs compliance.
  • Serve as liaison to patrons and stakeholders.
  • Execute additional projects and initiatives as needed.
  • Participate in labor contract management as applicable.
  • Review and edit parking and maintenance agreements.
  • Coordinate with local police and emergency management teams.
  • Organize event operations oversight.
  • Monitor market rate structures.
  • Lead additional projects as needed.
  • Perform other duties as assigned.

Job description

The General Manager supports the Regional Vice President with complete oversight for financials and operations of assigned portfolios to ensure 24/7 professional parking management. As a company devoted to promoting an employee-focused servant leadership culture, the General Manager will support the programs and initiatives originating from our home office and help to support the individual needs of their operational teams throughout their assigned portfolios.

Principal Job Duties:
  • Assist the region with the business development, proposal, presentation, and transitions for new locations.
  • Lead, direct, and develop a team of employees to accomplish annual and periodic goals/initiatives, while embodying and using LAZ Parking's culture as a guideline.
  • Identify high‑potential employees to support the organization's continued growth.
  • Prepare budgets and monthly reviews of profit/loss by location with assigned portfolios.
  • Develop a strategic business plan and direction for assigned portfolios.
  • Be responsible for developing client relationships and business retention.
  • Organize and narrate parking management skills for Operations Managers and Facilities Managers.
  • Understand, implement, and deliver all requirements that are outlined within the contractual agreement between LAZ Parking and our clients.
  • Produce daily, weekly, monthly, and annual financial and operational reports as required.
  • Ensure that increased revenue, managed expenses, and customer satisfaction are maximized by maintaining the highest level of service thresholds and initiatives aligned with client expectations.
  • Manage, plan, schedule, train, and direct the activities of Operations Managers and Facilities Managers, including compliance with Collective Bargaining Agreements.
  • Serve as a liaison to parking patrons and various stakeholder groups impacted by the operations of the assigned portfolio.
  • Implement and complete other projects, programs, and initiatives that may arise from the operation of assigned portfolios.
  • Participate in labor contract management if applicable to assigned portfolios.
  • Review and edit proposed parking, maintenance, and other agreements.
  • Communicate with local police department and emergency management teams regarding operations.
  • Organize and manage the oversight of event operations within LAZ Parking.
  • Monitor, review, and analyze market rate structures.
  • Implement and complete additional projects, programs, and initiatives that may arise from assigned portfolios' operation.
  • Perform additional related duties as assigned.
Education:
  • Bachelor's Degree or equivalent work experience.
Experience:
  • 8+ years in a management role.
  • Knowledge of Excel, Word, PowerPoint, and general Microsoft Office applications.
Skills:
  • Parking management experience of multiple locations is required.

Physical Demands:
  • Willingness to work in the elements—heat, wind, snow, rain, etc.
  • Ability to lift, push, and pull at least 25 pounds.
  • Ability to stand, walk, and run for extended periods of time.
  • Ability to bend, stoop, squat, and lift frequently throughout a shift.
