Job summary

Job description

General Manager

Location: Austin, TX

Responsibilities
  • Manage team response to tenant needs, ensuring administrative and building technical staff resolve problems promptly and services comply with policies, procedures, regulations, and contractual obligations.
  • Approve vendor invoice payments in accordance with the management agreement, LPC policies, and property management authorization limits.
  • Collect rent and other charges proactively, report accounts‑receivable status to clients, and prepare standard legal notices as required.
  • Direct preparation and delivery of accurate, insightful monthly reports per client and/or company requirements.
  • Develop, direct, and control preparation and presentation of annual operating and capital budgets.
  • Submit reconciliations of tenant rent and Common Area Maintenance (CAM) or Escalation (OpX) recovery charges to the client as required.
  • Oversee lease administration activities, including lease setup, changes, reporting, and final approvals, ensuring contractual terms that impact financial performance are monitored.
  • Coordinate tenant move‑ins, move‑outs, and walk‑throughs, maintaining vacant spaces in “tour ready” condition and ensuring onboarding documentation and communication are timely.
  • Craft and communicate an effective tenant care program to maximize tenant retention.
  • Lead sourcing and procurement activities, providing bid analysis and recommendations that drive value and ensure contract compliance.
  • Conduct monthly or more frequent property inspections, recommending and approving alterations, maintenance, and reconditioning as needed.
  • Plan emergency response procedures, ensuring resources, supplies, and backups are available and conduct drills and training as required.
  • Manage daily and long‑term team activities, establish work schedules, assign tasks, track deadlines, and mentor staff.
  • Elevate team performance through expertise, process improvements, and business case development.
  • Serve as the primary contact with property owners, acting as Owner Representative and delivering timely, accurate reports.
  • Provide formal supervision, oversee recruiting, hiring, training, and staff performance evaluations.
Requirements
  • Bachelor’s Degree preferred with 5–8 years of relevant experience; a combination of education and experience may be considered.
  • Real Estate License required where mandatory by local regulation; professional designations such as RPA, CPM, CCIM preferred.
  • Advanced skills in Microsoft Office, especially Excel; knowledge of Yardi or MRI and Kardin preferred; proficiency with AP and CMMS systems required.
  • Excellent written and verbal communication, strong interpersonal and analytical skills, and ability to handle complex and sensitive information.
  • Advanced financial knowledge, including forecasting, budgeting, variance analysis, ROI analysis, and complex reporting.
  • Strong organizational skills and advanced analytical and quantitative capabilities.
  • Experience with commercial office, retail, and industrial properties, including leases, contracts, taxes, and construction.
  • Proven leadership experience, empowering teams to achieve client and company objectives.
