Job Title : General Maintenance Worker II at EMCOR, located at Stanford Health Care (SHC) in the Emeryville / East Bay area, CA.

Job Summary : EMCOR Facilities Services (EFS) is seeking a General Maintenance Worker II in the Emeryville / East Bay area, CA. The technician reports to the Assistant Chief Engineer and leads key initiatives within an assigned geographical area to ensure the effective, efficient, and timely delivery of EFS’s services and products to various customers. Responsibilities include performing preventive maintenance and corrective repairs on buildings, equipment, and grounds, and maintaining positive client relationships through face-to-face interactions. The role requires utilizing multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and others as needed to resolve maintenance issues.

Duties and Responsibilities :

  1. Conduct scheduled field inspections to gather feedback on supplier effectiveness and client satisfaction, including service and asset inspections. Complete work orders and obtain necessary materials.
  2. Attend weekly safety meetings with the Assistant Chief Engineer and team. Use mandatory safety equipment and complete required training.
  3. Perform routine carpentry, drywall repairs, painting, and other maintenance tasks to keep facilities in like-new condition.
  4. Perform minor plumbing repairs such as unclogging drains, fixing leaks, and replacing fixtures.
  5. Perform minor electrical maintenance within legal scope, including replacing fixtures, switches, outlets, and bulbs.
  6. Utilize technology (routing software, tablets, handheld devices, company vehicles) to enhance productivity and service delivery. Experience with MAXIMO is a plus.
  7. Estimate time and materials for repairs and collaborate with the Operations Manager to provide quotes for work outside scope or budget.
  8. Meet or exceed KPIs related to safety, inspections, technology use, and other metrics. Identify out-of-scope work opportunities for review.
  9. Maintain positive client relations, provide timely communication, and ensure customer satisfaction.
  10. Requisition materials needed for repairs.
  11. Perform routine and preventive maintenance tasks such as filter changes, belt replacements, lubrication, and system checks.
  12. Inspect mechanical and electrical systems, trace circuits, operate switchgear, record inspections, and prepare reports.
  13. Perform additional duties as required within contractual scope.

Qualifications :

  1. High school diploma, degree, certification, or equivalent experience in landscaping, trades (electrical, HVAC, plumbing), or specialty floor care preferred.
  2. Two to five years of mechanical experience, including electrical, plumbing, and carpentry, or an equivalent combination of training and experience. Background in landscaping, janitorial, or construction-related services is highly preferred.
  3. Valid driver’s license and applicable certifications/licenses (e.g., HVAC EPA Universal License, Journeyman Electrical License).
  4. Ability to read and interpret safety rules, manuals, and procedures.
  5. Effective written and verbal communication skills.
  6. Must be vaccinated against COVID-19 and able to provide proof of vaccination. Reasonable accommodations will be provided as required by law.
