General Maintenance Technician III The Department of Administration's (Admin) Division of Facilities Management and Property Services (FMPS) is seeking an experienced General Maintenance Technician to join our team. Facilities Management (FM) maintains and operates approximately 53 buildings which include the State House, Capitol Complex Office Buildings, the Governor’s Mansion, and other buildings in the Columbia area.In this role, you will provide building maintenance in all Admin owned, contracted, and maintained buildings.
Responsibilities of the General Maintenance Technician III:- Complete assigned maintenance, repair, and renovation tasks to minimize unexpected and premature equipment failures using established policies, procedures and good work practices, to ensure buildings are in safe working order and compliant with codes and regulations.

- Perform housekeeping duties as assigned to maintain a clean, uncluttered, and safe work environment in mechanical and electrical rooms.
- Ensure proper care in the use and maintenance of equipment and supplies.
- Communicate with supervisors, team members, other FM employees, tenants and the general public regarding work in progress, scheduling issues, status updates, work requests and pending FM activities that are established by the Supervisor.
- Keep supervision informed about the current condition of building equipment to ensure problem issues are quickly addressed.
- Identify, recommend, and request equipment, material, supplies and training needed to ensure that necessary resources are available to complete work tasks and to improve efficiency, effectiveness and safety in completing assigned tasks.
- Utilize the plant maintenance phone app as provided by Admin to record all daily assigned work order entries, to ensure that accurate records are maintained on how time and materials are utilized, and also to capture all time worked during the day.
- Perform other duties as assigned, to include disaster assistance, monitoring contractor work during or after hours in buildings maintained by Facilities Management.
- Offer guidance, promote teamwork and cooperation and work to resolve challenges.
A high school diploma or equivalent and experience in the installation, repair or maintenance of building systems (General Building Maintenance).
Additional Requirements:
- Ability to perform skilled or semi-skilled complex tasks, repairs and maintenance of building systems according to the agencies' policies and procedures and equipment manufacturer's guidelines.
- Knowledge of or ability to learn national and local regulations and code requirements relating to position.
- Ability to understand and follow directions and safety procedures.
- Knowledge and skill in the use, care, and safe handling of hand and power tools, equipment, and materials commonly used in maintenance.
- Knowledge of particular trade such as carpentry, locksmith, electricity, HVAC, plumbing, boiler operation and energy plan operation.
- Ability to understand and carry out verbal and written instructions.
- Basic math, basic computer skills and mechanical ability. Effective communication skills.
- Ability to work and assist others and work as part of a team.
- Must possess valid Class D SC driver's license.
- Must be able to bend, stoop, crouch, kneel, stand for long periods of time; climb ladders, stairs and scaffolding; lift and carry up to 50 lbs.
- Must be able to work in confined spaces; hot, hazardous and noisy locations and in adverse weather conditions.
- Position requires work during inclement weather and emergency conditions. 37.5 hours per week and subject to participation in on-call program 24 hours per day.
