Qualifications

  • Experience operating work order systems and Building Automation.

Responsibilities

  • Perform required PMs and repairs on facility equipment.
  • Conduct shift rounds to identify issues and document performance.
  • Maintain and repair HVAC, life safety, plumbing, electrical systems.
  • Operate and maintain transformers, motors, MCC panels, VFDs, and related components.
  • Document work results in CMMS and communicate status to customers.
  • May manage maintenance projects and supervise subcontractors.

Job Summary

In a safe, efficient, and professional manner the Maintenance Technician II completes required PMs and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow‑through capabilities. This position will be cross‑trained and utilize a “flow to the work” concept. The technician will exhibit an ownership attitude.

Essential Duties & Responsibilities
  • Abides by all safety guidelines including OSHA regulations, lock‑out/tag‑out, etc.
  • Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).
  • Competently maintains, troubleshoots, and performs substantial equipment repairs.
  • Perform preventative maintenance, including diagnosis of malfunctioning apparatus and/or systems, such as HVAC equipment, fire life safety systems, plumbing and electrical systems.
  • Maintains and repairs transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives, and replaces damaged or broken wires and cables.
  • Maintains and repairs dock equipment (overhead doors, dock levelers, dock locks and seals).
  • Maintains building/parking lot lighting, photoelectric eyes, emergency/exit lights, 120‑volt outlets for exterior building lighting.
  • Repairs systems and apparatus mentioned above, may also include rebuilding of pumps, steam traps, valves, electrical, pneumatic solenoid devices, painting walls, fixing leaks, repairing or replacing sinks, piping, valves or drains, and maintaining electrical controls, lighting and distribution systems.
  • Performs administrative tasks such as parts ordering, PO# creation, vendor management, and attending job meetings/project meetings.
  • Documents work results in the CMMS, analyzes findings and recommends updates to the PM list.
  • Communicates effectively with coworkers and customer staff to ensure all aspects of a work request are understood, and the customer is informed about work status and expected completion dates.
  • May manage maintenance projects, including complex equipment repair, providing guidance to sub‑contractors of facilities services.
  • Other duties may be assigned as deemed necessary by the Site Manager.
Qualifications
  • Education
    • High School diploma (or equivalent) required; preference for those with some undergraduate business or trade school training.
  • Business Experience
    • 4 years’ experience and/or training including application of mechanical, electrical, plumbing, carpentry skills/concepts required.
    • An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.
  • Licenses/Certifications
    • Valid driver’s license.
  • Language Skills
    • Ability to interpret a variety of instructions furnished in written, oral, diagram or graphic form.
    • Ability to write routine reports and correspondence and use MS Word and email.
    • Ability to operate the work order system and maintenance specific software such as Building Automation.
    • Ability to speak effectively before groups of customers and/or employees.
  • Technical Qualifications & Skills
    • Use hand and small/large power tools.
    • Disassemble/reassemble fixtures, fans, pumps, HVAC equipment and other building related equipment.
    • Demonstrate general plumbing, electrical and carpentry skills.
    • Understand building systems and operation including HVAC, plumbing, electrical, life safety systems, building envelope.
    • Operate forklift, scissor lift, and aerial lift.
    • Operate personal computer, cell phone, and/or electronic tablet.
    • Function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards.
    • Possibly support non‑customary schedules and weekend work.
    • Calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume; apply basic algebra and geometry.
    • Resolve practical problems and deal with variables in situations with limited standardization.
  • Physical Demands
    • Regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger, handle or feel, reach with hands and arms, stoop, kneel, crouch or crawl, climb stairs and ladders, lift and/or move up to 70 pounds, tolerate adverse rooftop working conditions and extreme temperature changes.
  • Work Environment
    • Moving mechanical parts and high, precarious places.
  • Occasional Exposure To
    • Fumes or airborne particles.
    • Toxic or caustic chemicals.
    • Risk of electrical shock and vibration.
    • Moderate to high noise levels.
    • Outdoor weather conditions (including extreme cold, extreme heat).
