Job summary

EMCOR Facilities Services, Inc. is seeking a Maintenance Technician II to perform PMs and repairs on commercial and industrial equipment. You will work under safety guidelines, communicate clearly with customers, and document findings in the CMMS.

You will rotate through HVAC, electrical, plumbing, and building systems, with opportunities to lead small maintenance projects and support subcontractors as needed.

Qualifications

• High School diploma required; some trade or industrial maintenance training preferred.
• Four years’ mechanical, electrical, plumbing, and carpentry experience.
• Ability to read instructions, safety rules, and procedures; MS Word and email use.
• Licenses: valid driver’s license, forklift and JLG operator’s license.

Job Summary

In a safe, efficient, and professional manner the Maintenance Technician II completes required PM's and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow through capabilities. This position will be crossed trained and utilize a “flow to the work” concept. The technician will exhibit an ownership attitude.

Essential Duties & Responsibilities

Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.

Conducts “shift rounds” (regular checks of systems and equipment to identify issues and document systems and equipment performance).

Competently maintains, troubleshoots, and performs substantial equipment repairs. Works independently and as part of the facilities maintenance team to:

• Conduct inspections and evaluations of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear and replacement of expendables (i.e., belts, hoses, fluids, filters, etc.).
• Perform preventative maintenance, including the diagnosis of malfunctioning apparatus and/or systems, such as:
  • HVAC equipment, fire life safety systems, plumbing, and electrical systems
  • Transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives; replace damaged or broken wires and cables
  • Dock equipment (overhead doors, dock levelers, dock locks, and seals)
  • Building and parking lot lighting, photoelectric eyes, emergency lights/exit lights, 120-volt outlets for exterior building lighting
• Repair systems and apparatus mentioned above, which may also include rebuilding pumps, steam traps, valves, electrical and pneumatic solenoid devices; painting walls; fixing leaks and stoppages in plumbing; repairing or replacing sinks, piping, valves, or drains; and maintaining electrical controls, lighting, and electrical distribution systems

Performs administrative tasks such as parts ordering, PO creation, vendor management, and attending job or project meetings.

Documents work results in the CMMS, analyzes findings, and recommends updates to the PM list.

Communicates effectively with coworkers and customer staff, ensuring all aspects of a work request are understood and that the customer is adequately informed about work status and expected completion dates.

May manage maintenance projects, including complex equipment repair, and provide guidance to Sub-Contractors of facilities services.

Other duties may be assigned as deemed necessary by the Site Manager.

Qualifications

Education

High School diploma (or equivalent) required, with preference given to those with some undergraduate business or trade school training.

Business Experience

Four years’ experience and/or training, including application of mechanical, electrical, plumbing, and carpentry skills/concepts, is required. An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.

Licenses/Certs

Valid driver’s license, Fork truck operator’s license, and JLG operator’s license are required.

Language Skills

Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form, including safety rules, operating and maintenance instructions, and procedure manuals.

Ability to write routine reports and correspondence, have working knowledge of MS Word, send/receive emails, and manage an email inbox. Must be able to operate the work order system and maintenance-specific software such as Building Automation.

Ability to speak effectively before groups of customers and/or employees.

• Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

The individual must regularly lift and/or move up to 70 pounds, at higher than chest level and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.
