Associates may not be able to independently troubleshoot and problem-solve more complex residential maintenance issues. Primary responsibility is to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds, and parking lots. Perform general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems, and equipment. Ensure that all service is performed safely and results in favorable customer feedback which is documented by favorable customer service survey results.

Perform general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems, and equipment. Ensure that all service is performed safely and results in favorable customer feedback which is documented by favorable customer service survey results.

What You Will Do

  • Identifies, diagnoses, repairs, and conducts advanced troubleshooting of all components of HVAC systems and parts.
  • Responds to service calls.
  • Complete COM work and other property maintenance requirements like cleaning, painting, interior/exterior decorating and maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, etc.
  • Transports, installs, and connects stoves, refrigerators, dishwashers and other electrical and gas appliances.
  • Loads and unloads trucks and other conveyances.
  • Moves supplies and materials by wheelbarrows or hand trucks.
  • Stacks materials for storage or binning.
  • Collects refuse and salvageable materials.
  • Transports equipment, furnishings, and appliances to job sites.
  • Repairs and fabricates window and door screens and frames.
  • Digs, fills, and tamps earth excavations.
  • Level grounds using pick, shovel, tamper, and rake.
  • Shovels concrete.
  • Cleans culverts and ditches.
  • Cuts tree and brush.
  • Operates power tools and lawn mowers.
  • Removes floor tile, sheet vinyl, ceramic floor tile, plywood, and damaged drywall.
  • Operates power blowers or brooms to clear leaves and debris from rooftops, sidewalks, and driveways.
  • Ensures work-site clean up.
  • Responds to and completes on-call after-hour emergency and urgent repairs.
  • Updates work order status on provided mobile phone to include time, materials, and notes in an accurate and timely manner.
  • Completes and submits all required paperwork in an accurate and timely manner.
  • Keeps supervisor well-informed of activities, results of efforts, identified and potential problems, etc.
  • Recommends corrective actions to supervisor.
  • Maintains vehicle and vehicle inventory as prescribed.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
  • Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
  • Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
  • Inspects and helps coordinate all needed make-ready repairs and services.
  • Assists in keeping grounds neat and free of litter.
  • Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
  • Contributes to a positive team environment and happy resident base.

Qualifications

  • High School Diploma or GED Required
  • Vocational or Technical training Preferred
  • 3-5 years Required
  • Computer Literacy - Basic familiarity with computers. Navigate at a basic level within web-based applications.
  • Written Communications - Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions.
  • Oral Communications - Understand spoken English in order to follow basic instructions and take direction from supervisors; communicate effectively in basic English with clients, visitors and organization staff in response to routine questions.
  • Knowledge - Basic knowledge of fundamental concepts, practices and procedures with the ability to use in routine situations. Specialized knowledge not required.
  • Team Work - Work collaboratively in small teams to improve the operations of immediate work group by offering ideas, identifying issues, and respecting team members.
  • Customer Service - Demonstrate a positive attitude and respond to requests in a timely and respectful manner.
  • Flexibility/Adaptability - Work is varied every day and the employee needs to be adaptable to respond to these changes and use independent judgment and manage priorities.
  • Must demonstrate basic competency in carpentry, plumbing and electrical trades at a minimum as assessed through written, verbal and hands on assessments. “Skilled” based on assessment in HVAC. HVAC II should have knowledge of the principles of Refrigeration’s, basic wiring and basic component replacements. They should know the components and know how to switch out replacement parts. They can identify an expansion valve, suction line, clean coils, replace thermostats, motors, blower wheels etc. They should be able to diagnose and analyze HVAC issues. They should know a high amp draw, low suction pressure and high head pressure automatically means that you check the expansion valve. They are very versed in wiring schematics, mechanical refrigeration knowledge, have soldering skills, entire system accurate diagnosis etc.
  • An HVAC II should have experience in the field to include Geo thermal, Residential split systems, gas and electric furnaces, heat pump system. Requirements vary by location determined by the type of systems that will be maintained.
  • Technicians will provide tools and equipment necessary to perform their daily job duties. The following items are some examples of technician provided tools and equipment including: a. Basic Hand Tools: Hammers, screwdrivers, hand saw, pliers, wrenches, tape measure b. Trade-Specific Hand Tools: Multi-meter, Tube cutter, Torch, Level, HVAC gauges c. Small Power Tools: Drill, Sawz-All, Sander, Power Saws d. Expendable items such as drill bits and blades are available in the warehouse. With management approval, rechargeable batteries for cordless tools and equipment may be reimbursed through the project using the employee reimbursement process. Personal tools that are damaged are the responsibility of the employee.
  • License - HVAC Specialists require an HVAC license. Every employee must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Required
  • DL NUMBER - Driver's License, Valid and in State Required
