Job Description – General Maintenance Technician

Position Summary: Under the direction of the Building Maintenance Foreperson or Director of Facilities Management or designee, the position is responsible for performing a wide variety of tasks and functions in one or more building trades (general building construction, electrical, plumbing, locks and keys, glazing, etc.) that involve the installation, inspection, repair, service, and maintenance of facilities, equipment, appliances, machinery, and related work to support operations to sustain district buildings, properties, and infrastructure.

Work Hours: Monday through Friday from 7:00 AM to 3:30 PM or from 2:00 PM to 10:30 PM. Work days and/or hours are subject to change at management’s discretion to best support District needs.

FLSA Status: Non‑exempt

Pay Grade: General Maintenance Technician

Qualifications

1. Hold a high school diploma or equivalent.
2. Have a minimum of six consecutive years of documented and proven work experience in general building construction including the provision of all material, labor, equipment (such as engineering vehicles and tools) and services necessary for the construction of projects. This experience shall immediately precede the application for this job description’s position.
3. Hold a valid driver’s New Jersey license with no serious infractions.
4. Troubleshooting: Be able to find the root cause of issues and think logically about solutions.
5. Critical Thinking: When diagnosing problems, think critically while repairing the issue.
6. Mechanical Skills: Be able to read blueprints and schematics and use an array of tools and diagnostic devices to service and install electrical parts.

Flexibility is required to work with others; work with data utilizing defined and similar processes; and operate equipment using a variety of standardized methods. Post‑offer/Pre‑employment Physical – The person selected for this position must meet all requirements of the physical examination, including a color vision test, administered by a medical service selected by the East Brunswick Public Schools.

Job Functions & Responsibilities

1. Analyze blue prints, schematics, and drawings of buildings for the purpose of determining the efficient installation of new or upgraded systems.
2. Coordinate with his/her immediate supervisor and/or other trades for the purpose of completing projects and work orders efficiently.
3. Diagnose causes of building problems or failures for the purpose of identifying equipment and/or systems repair.
4. Inform management regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with health and building regulations.
5. Perform a wide variety of tasks and functions that involve the installation, repair, adjustment, maintenance, retrofitting, and troubleshooting of a variety of building components and furnishings including: doors, door frames, and door mechanisms; windows, sashes, and frames; various floors including hardwood and vinyl; locks, cores, latches, strike plates, and knobs or handles; roofs, roofing systems, fascia, soffits, gutters, drains and downspouts; ceilings and ceiling grids; sheet rook and spackle; minor electrical and plumbing not requiring a licensed electrician or licensed plumber; and related work for the purpose of ensuring a safe working condition and to support operations to sustain district buildings, properties, and infrastructure. Duties include, but are not limited, to the following:
   • Inspect building systems and their components for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.
   • Install building system components for the purpose of providing enhanced and/or upgraded capabilities.
   • Maintain assigned vehicle, equipment, and tools for the purpose of ensuring availability in a safe operating condition.
   • Monitor the building work of outside contractors (i.e., new school sites, upgrades/expansions, major remodels, etc.) for the purpose of ensuring that the projects are satisfactorily completed and within district specifications.
   • Participate in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions.
   • Prepare written materials (i.e., repair status, activity logs, etc.) for the purpose of documenting activities and/or conveying information.
   • For work requiring local code enforcement permitting, prepare building and related permit applications and related documents as may be required.
   • Request equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair.
   • Respond to emergency situations during and after his/her assigned work hours for the purpose of resolving immediate safety concerns.
   • Transport a variety of tools, equipment and supplies for the purpose of ensuring the availability of materials required at job site.
   • Work under limited supervision using standardized practices and/or methods; provide information and/or advise others; and operate within a defined budget. Utilization of some resources from other work units may be required to perform the job’s functions.
   • Use various types of power and manual tools common to the trades.
   • Make repairs, troubleshoot malfunctions and breakdowns; inspect work in‑progress and ensure completed work is free of defects, fire hazards, and/or other unsafe conditions.
   • Accurately read, decipher, and work from building schematics, plans, and specifications.
   • Analyze problems involving building component installation, inspection, maintenance, and repair, and develop effective and efficient methods to bring the components back into service.
   • Research, requisition, store, safeguard, and properly use equipment, materials, and supplies.
6. Operate various types of single‑ or multi‑person scissor lifts, mobile and fixed platforms, step‑ and extension ladders in a proficient and safe manner.
7. Participate in snow removal operations by operating a variety of general purpose, specialized, and heavy‑duty vehicles such as pick‑ups, stake beds, dump trucks, backhoes, loaders.
8. Keep accurate records of equipment used, work performed, and time spent utilizing the means and methods directed by management.
9. Remember and carry‑out oral and written directions, tasks, and procedures.
10. Demonstrate a positive and cooperative attitude; appropriate grooming and attire; and effective work ethic.
