Job description

A 12-Month General Maintenance / HVAC Technician Assistant at Northwest Mississippi Community College is responsible for maintaining, repairing, and troubleshooting campus facilities with a focus on heating, ventilation, and air conditioning systems. The general maintenance / HVAC Technician assistant performs routine and preventive maintenance on HVAC systems and campus equipment; diagnoses and repairs mechanical, electrical, and plumbing issues; ensures safe and efficient operation of building systems; responds to service requests; and supports overall facility upkeep year-round. This position reports directly to the Assistant Director of the College Construction and Maintenance.

QUALIFICATIONS

• Must have and maintain a valid driver’s license
• Must be able to read, interpret, and follow construction drawings and follow verbal instructions related to construction
• Must be able to lift 75 pounds, continuous walking, climb and work from ladder/ lift. Overhead work is required. Certified lift operator a plus.
• Ability to continuously walk, climb stairs, stand, bend, and squat. Must be able to work in all outdoor seasonal conditions
• General computer proficiency in word, excel, electronic work order preferred
• Problem-solving skills, organization skills, the ability to multi-task and prioritize daily emergencies, plan long term project timelines, and communicate decisions clearly and effectively in a timely manner.
• Must have and maintain the physical ability, positive attitude and skills to be self-directed in the process of completing minor work orders.
• Must be able to respond to after hour calls
• Class II or Universal Refrigerant Reclaim License required
• Diagnostic skills utilizing knowledge of mechanical, electrical and refrigeration theory is a must
• Experience in commercial electrical work is preferred.
• Experience with hand and power tools that are involved with construction.

ESSENTIAL DUTIES AND RESPONSIBILITES:

HVAC AND PLUMBING

This position provides maintenance, and repair of heating and air conditioning systems and control mechanisms. Equipment types include Mitsubishi City Multi VRF heat pumps, traditional boiler and DX Coil Split System units, VAV zone equipment, and Trane and Mitsubishi Control systems. Electric tank and gas tankless heaters.

1. Diagnose, troubleshoot, and repair equipment.
2. ServiceHVACunits, repair leaks, and address other deficiencies as assigned by work orders.
3. Perform scheduled maintenance inspections, adjustments, filter changes, motor greasing, coil cleaning belt adjustments, clean and calibrate various systems to assure proper system operation
4. Perform routine maintenance work including filter changes and coil cleaning.
5. Repair wiring and electronic components associated with automated building management systems.
6. Replace expansion valves, compressors, motors, coil units and other components
7. Diagnose equipment, obtain and install repair parts.
8. First responder to all plumbing emergencies and requests.
9. Routine plumbing maintenance and preventative maintenance on all plumbing equipment.
10. Assist lead plumber with onsite third part inspections of sprinkler system.
11. Assist lead HVAC technician with onsite third part inspections of boilers.

ELECTRICAL

1. Respond to all electrical service requests.
2. Perform routine electrical maintenance including, but not limited to checking, trouble shooting, repair, and/or replace the following: circuits, light fixtures, lamps/ ballasts, receptacles, occupancy sensors, switches, and motors.
3. Assist lead electrician with more complex repair and renovation electrical jobs.
4. Assist lead electrician with onsite third part inspections of fire alarms and elevators.
5. Learn and follow procedures for fire alarm responses and power outages.
6. Learn and follow procedures for responding to work orders related to elevators.

MAINTENANCE

1. Respond to work orders for general maintenance of the building.
2. Perform moving and event duties requiring heavy lifting or large-scale projects including relocation of furniture, equipment, and appliances for department moves.
3. Assist in identifying and some repair work, including, but not limited to the following:
   1. Roof and wall repairs
   2. replacing or repairing doors, frames, and hardware.
   3. Patching and repairing sheet rock.
   4. Installing acoustic ceiling grid and tile.
   5. Installing carpet tile, VCT, and ceramic tile, and rubber base.

GENERAL

1. Keep warehouse shop spaces and truck stocked and orderly.
2. Prepare purchase orders and requests for supplies and equipment.
3. Document facilities maintenance requirements; maintains appropriate records of work performed
4. Maintain a professional work environment, abiding by NWCC rules and policies.
5. Participate in crew meetings and attend safety meetings.
6. Respond to call in work after hours and on weekends.
7. Respond to inclement weather events, possibly at times when campus is closed.
8. Act as lead communicator on work load schedule. Order and pick up materials as required to maintain work momentum. Plan long term work schedules based on work lists provided by directors.
9. Participate and attend in bimonthly crew leader meetings and safety meetings.
10. Adhere to all health and safety precautions.
11. Maintain a professional work environment, abiding by NWCC rules and policies.
12. Any and all other duties in the areas of the physical plant construction, maintenance, grounds, etc. as assigned by the Assistant Director, and/ or Director of the College Construction and Maintenance
