Role: General Construction Project Manager
The Project Manager is responsible for overall management of construction projects, ensuring successful completion.
Key Responsibilities
- Thorough knowledge and understanding of project budgeting and costing
- Negotiate cost‑effective subcontract and material purchases
- Set up and implement job procedures to assure timely buyout, shop drawing approval, and material delivery
- Understand construction risk (sub‑credit, insurance, bidding, purchasing, LDs, general conditions, etc.)
- Keep project on schedule and create and update a schedule using scheduling software
- Develop and maintain good relationships with Owner, Architect, and Subcontractors
- Work with Superintendent to develop safety plans and implement safety procedures
- Maintain timely and accurate reporting to management
- Accurately update/forecast general‑conditions cost, budgets, contingency, and make cost projections with consistency
- Review contract conditions and ensure compliance with all terms
- Supervise documentation of all significant project events (e.g., accidents, delays, Change Orders)
- Participate in preconstruction services and activities
- Accurately and thoroughly scope subcontractor bids
- Maintain quality control and ensure integrity and excellence of completed projects
- Understand owner draw process (schedule of values and cost‑supported vs. percentage‑complete draws)
- Avoid or mitigate claims and conflict
- Complete all job close‑out procedures
Minimum Requirements
- Engineering, Construction Management, or Architectural degree or equivalent experience
- Field construction management experience (5–8 years, including supervisory skills)
- Leadership ability
- Problem‑solving ability and strong sense of urgencyOrganizational and communication skills
- Drafting and computer skills
- Fundamental knowledge of contract law and project accounting
- Thorough understanding of all project management control systems (scheduling, cost control, procurement, and estimating)
- OSHA 30 Training Certification, or attainment within six months of hire, with maintenance of active certification status
