Job summary

Universal Storage Group is seeking a Ringgold Self Storage Manager to lead daily operations, deliver world class customer service, and drive sales at our Ringgold facility. You will participate in a four-phase training program with USG Certified Trainers covering sales, operations, auction processes, and marketing techniques.

As a full-time manager, you will wear many hats—from sales to maintenance—while ensuring clean facilities, accurate paperwork, and timely payments.

Qualifications

• Valid Driver's License is required.
• Background check is required.
• Drug screening is required.
• Attitude and aptitude testing will be completed.

Responsibilities

• Greeting customers with a smile and handshake.
• Assist customers in selecting the right size unit.
• Complete all rental paperwork accurately.
• Perform scheduled facility walk-throughs and lock checks.
• Post payments received and track past-due accounts.
• Maintain records of customer transactions and notes.
• Handle daily bank deposits and posting of receipts.
• Execute monthly marketing activities (calls, visits, emails, social posts, events).
• Maintain merchandise for sale and ensure units are clean and rentable.
• Keep facilities, offices, and bathrooms clean and presentable.

The chosen Ringgold Self Storage Manager will attend our four-phase training program with one of our USG Certified Trainers on sales, operations, auction process, and our use of world-class marketing techniques to deliver Solutions to our clients. Employees also receive ongoing training throughout the year and annually at our Company Meeting.

Self-Storage is a fast-paced environment. Our employees wear many hats: salesman, customer service rep, cleaning crew, marketer, accounting clerk, cashier, and more! As a USG Manager you will be responsible for:

• Greeting everyone at your facility with a smile and a handshake
• Helping your customers determine the best size unit before each rental
• Completing all paperwork correctly for each rental
• Completing scheduled facility Walk Thru and Lock checks
• Posting all payments made the day of receipt
• Tracking and following up on past due accounts
• Record keeping of all customer records; including but not limited to, payments and notes
• Making DAILY bank deposits and posting receipts as instructed
• Monthly Marketing such as Calls, Visits, Emails, Social Media Postings, and Events
• Maintaining merchandise for customer purchase
• Cleaning vacant units to rentable condition.
• Ensuring grounds, office, and bathrooms are clean and presentable at all times
• Preparing auction units according to procedure and lien laws as needed
