Minikahda Court Apartments is seeking a Full-time Maintenance Technician II to lead their facility & ground maintenance operations. This 125-unit complex is located in an established & sought after Wolfe Park neighborhood in St. Louis Park, MN surrounded by beautiful landscaping and mature trees, Bass Lake Nature Preserve (connecting toHennepin County Three Rivers trail system) orBde Maka Ska just minutes from your front door!

AsaMaintenance Technician II, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Being a successful member of our team does not just take technical skills, it takes a passion and instinct for caring to change lives and strengthen teams.

Shift: Monday-Friday, Day Shift

*Must be available for rotational on-call

Wage: $27-$29/hour

Essential Job Functions, Duties, and Responsibilities

  • Ensurethe physical aspects of the apartment meetscompany standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments andperforming necessary follow-up
  • Ability to troubleshoot and repair appliances, HVAC systems, plumbing and electrical
  • Ensureunoccupiedapartments are ready for occupancy by performing various and as-needed electrical, HVAC, EPA, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, painting, and overall apartment cleaning and other miscellaneous activities as necessary or as directed
  • Assist thePropertyManager or other team members when requestedwith special projects or requests
  • Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents
  • Completemaintenance service requests, documentthe status of each request and ensurethat appropriate follow-through occurs
  • Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc.and installceiling fans as well as indoor and outdoor light fixtures
  • Perform repairs on air conditioner, heating units,and refrigeration units (use of refrigerant recovery equipment requires proper certification)
  • Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets.Complete minor re-piping including the soldering of copper pipes
  • Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves
  • Repair concrete steps, stoops, patios,fencing, and signage when required
  • Paint and decorate apartments, hallways, etc., as directed by management
  • Complete appropriate apartmentmake ready procedures for move-ins withinestablish turnover timeframes
  • Overseework of sub-contractors hired by the company to work perform work at the community
  • Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
  • Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots, and common spaces
  • Replaceapartmentlocks on rentalapartmentsas necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure security of the community
  • Ability to troubleshoot and repair or perform correct maintenance procedures on indoor or outdoor pools or spaequipment, if applicable (pool equipment maintenance requires proper certification)
  • Contribute to the achievement of financial goals through high productivity and cost awareness, withoutcompromising quality
  • Responsible for material control and efficient utilization of maintenance equipment
  • Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles
  • Keep accurate records regarding preventive maintenance,service requests, andinventories(invoices,service requests,etc.)
  • Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested
  • Attendand participates in training seminars as required orrequested
  • Maintainall shop and storage areas in neat, orderly, and workingcondition
  • Remaininformed on changingbuildingcodes anddiscuss thepossible impactto the community with the Property Manager
  • Interact positively with residents to maintain high levels of resident satisfaction
  • Demonstrate strong professionalism and integrity as a representative of the community
  • Contribute to cleanliness and curb appeal of thecommunity
  • Complywith all industry Fair Housing rulesand regulations
  • Operatewithin OSHA (Occupational Safety and Health Act) standards and company safety policies at all times
  • Other duties as assigned

Skills and Qualifications

  • Capable of performing the essential functions of the job, with or without reasonable accommodations
  • Ability to understand and communicate written and verbal directions
  • Ability to read and follow instructions on safety information for cleaning supplies
  • Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours
  • Ability to work nights and weekends, upon request, at the beginning and end of the month
  • Must be able to work overtimeas needed
  • Requiredto work on an on-call basis
  • Must be available on the last and first day of the month for turns
  • Well organized with excellent attention to detail
  • Aptitude to work independently with excellent time management skills

Education and Experience

  • High School Diploma or GED Equivalent
  • Two(2)yearsof prior experience in general maintenance or a combination of education and experience
  • Boilers License, Pool Operator’s License, and/or EPA Certification is preferred (or ability to obtain company paid certifications within first 90 day of employment)
