JOB DESCRIPTION

Position/Job Title: Maintenance Technician

Reports To: General Manager

FLSA Classification: Salaried/Exempt LAST UPDATED: August 2019

POSITION SUMMARY: The Maintenance Technician position is responsible for performing highly diversified duties for the Company’s physical plant (buildings) and equipment. These duties include, but not limited to install, troubleshoot, repair/replace, and maintain the physical plant and equipment of the Company and related entities. Other tasks include plumbing, painting, electrical, drywall install/repair and HVAC maintenance.
TYPICAL SCHEDULE AND WORK LOCATION:
This is a full-time position and the hours of work and days will vary depending upon the Company needs. The scheduled hours for the work week shift will approximate 45 hours. The typical work week is Monday – Friday 7:30am – 5:00pm. Hours in excess of 45 hours per work week requires the authorization of their supervisor. Evening, holiday and weekend work will be required and will occur and vary based on the Company’s needs. The hours scheduled to work is a function of the employees status with the Company and the needs of the Company. Full-time status requires the employee to work a minimum of 35 hours per week.

MINIMUM REQUIRED QUALIFICATIONS:

High school diploma or general education degree (GED).

Associates Degree or technical institute degree/certificate or prior work experience preferred.

Knowledge of the structure and content of the English language including the meaning and spelling of words, and grammar.

SUPERVISORY RESPONSIBILITY:

This position does not have supervisory responsibilities.

TRAVEL:

This position does not require any overnight travel, except for attending seminars and training courses. Depending on the needs of the Company, travel to other Company locations will be necessary and will occur on a regular basis.

PRINCIPAL DUTIES & RESPONSIBILITIES (Essential Functions):

1.Perform general cleaning duties of buildings or properties.

2.Read and interpret equipment manuals and work orders to perform required maintenance and service.

3.Diagnose problems, replace or repair parts, test and make adjustments.

4.Perform regular preventive maintenance on equipment and plant facilities, including LVL machines, money counters, ATM’s and LVL Kiosks.

5.Perform a variety of plumbing maintenance and carpentry functions.

6.Assemble, install, or repair, wiring, electrical, plumbing, or equipment.

7.Order parts, supplies or equipment from catalogs or suppliers.

8.Plan and lay out repair work, using diagrams, drawings, blueprints, maintenance manuals or schematic diagrams.

9.Paint or repair roofs, windows, doors, floors, woodwork, ceiling tiles/grids, lighting fixtures, drywall or other parts of building structures.

10.Provide groundskeeping services, such as landscaping, weed and grass control or snow removal.

11.Comply with safety regulations and maintain clean and orderly work areas.

While performing the duties of this job, the employee is regularly required to talk and hear. This position requires both close and distant vision. This position requires moderate-to-heavy physical activity performing strenuous daily activities, including climbing ladders, bending, kneeling, stooping, crawling, operating power equipment and working in close quarters. The position requires carrying/lifting/moving items on a regular basis. The position requires frequently lifting and/or moving items over 75 pounds. This position has regular exposure to air contamination, such as cigarette smoke, dust, fumes, such as exhaust fumes from vehicles in the Drive Thru, disagreeable odors and airborne particles, moving mechanical parts/equipment and vibration. There will be exposure to moderate-to-high levels of noise in the work environment and job sites.

TOOLS AND EQUIPMENT USED:

The position requires a valid driver’s license at all times. The position requires the use of various hand, carpentry and power operated tools, ladders, cellular phone, electronic email, fork lift, and lawn tractor equipment.
