Job summary

Fulton Grace is hiring a maintenance technician in Chicago to maintain units and common areas. If you are multi-skilled and driven, we’d love to talk. You will handle work orders, coordinate with the Property Manager, and ensure residents experience friendly, reliable service.

The role covers drywall, painting, carpentry, plumbing, electrical work and on-call duties. Local candidates with a valid license and strong customer service excel in this position.

Qualifications

• Reliable automobile and driver's license required.
• Local to Chicago, within 30 minutes of office.
• Minimum 2 years maintenance experience preferred.
• Excellent customer service skills.
• Ability to lift up to 75 pounds.
• HVAC, plumbing, electrical and carpentry knowledge.
• On-call availability after hours and weekends.

Responsibilities

• Perform maintenance to ensure units and community areas are in proper condition.
• Execute assigned work orders and report status to the Property Manager timely and efficiently.
• Promote goodwill by courteous, cooperative interactions with residents and staff.
• Identify deficiencies and take action with property manager approval.
• Perform drywall repairs, painting, carpentry work and other aesthetic fixes.
• Perform plumbing repairs (leaks, toilets, valves, p-traps, fixtures).
• Perform electrical troubleshooting and fixture installation (ceiling fans, outlets, switches).

Day-to-Day:

• Perform maintenance to ensure units and community areas are in proper condition.


• Execute assigned work orders and report status to the Property Manager timely and efficiently.


• Promote goodwill by handling all contacts with residents, prospective residents, visitors and other employees in a spirit of courtesy, cooperation and attentiveness.


• Use established procedures to identify deficiencies and take immediate action with property manager approval.


• Perform drywall repairs, painting projects, carpentry work and other aesthetic fixes


• Perform plumbing repairs, including but not limited to leaking fixtures, running toilets, replacement of shut off valves, p-trap replacement, faucet/shower head replacements, etc


• Perform electrical troubleshooting and fixture installation -- ceiling fan replacement, troubleshooting non-functioning fixture, switch and outlet replacement, etc

Job Requirements:

• Access to a reliable automobile, cell phone, and personal inventory of tools, including at least a 8-foot ladder


• Local to Chicago (within 30 minutes of our office, 2901 N Halsted, Chicago, IL, 60657)


• A minimum of 2 years of maintenance experience, preferred.


• On-call: after hours and weekend availability on rotation


• High School Diploma or GED preferred.


• Excellent customer service skills.


• Valid operator’s license, maintenance of a good driving record at all times, and insurability under the Company’s policy at all times.


• Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.


• Ability to bend, stretch, twist, walk continuously, and access restricted spaces.


• Ability to operate maintenance equipment and other equipment.


• Ability to lift or to move up to 75 pounds.


• Ability to efficiently perform job responsibilities with minimal supervision.
