Job summary

CAMS (Community Association Management Services) in Myrtle Beach is seeking a dependable Maintenance Technician / Custodian to support upkeep of buildings and common areas within a large homeowners association. This role combines hands-on maintenance with daily custodial care to keep spaces clean, safe, and welcoming for residents and guests.

Qualifications

High school diploma or equivalent required.
Valid driver's license required.
Dependable attendance, punctuality and a strong work ethic expected.
Maintenance, building operations or custodial experience preferred.
Experience with painting, drywall patching, fixture replacement and minor plumbing
Strong commitment to safety, quality workmanship and cleanliness.
Good communication and customer service skills.
Ability to safely operate cleaning equipment, hand tools and power tools.
Ability to work independently with minimal supervision.
Knowledge of cleaning procedures, sanitation standards and chemical handling.

Responsibilities

Inspect buildings and common areas daily to identify safety and cleanliness concerns.
Perform routine light maintenance tasks such as replacing bulbs, changing filters, minor painting, drywall patching.
Assist with minor plumbing and electrical tasks as appropriate and safe.
Complete preventative maintenance and seasonal upkeep for buildings and equipment.
Maintain and clean common areas including restrooms, clubhouse, meeting rooms, kitchen, and fitness areas.
Report issues and coordinate with vendors for repairs and upkeep.
Set up and organize community rooms for events and assist with safety procedures.
