Job summary

Student Quarters is seeking a Leasing Consultant to manage leasing production at our property on an on-site basis. You’ll handle selling, customer service, tours, and move-in procedures in line with policies and Fair Housing laws.

The position emphasizes meeting leasing targets, responding to inquiries quickly, and delivering top-notch service to residents. A high school diploma, English fluency, and computer literacy are required, with preferred leasing/sales background.

Qualifications

• Effective competitive sales minded individual.
• Must be able to pass a background check.
• Ability to read and write English fluently.
• Computer literacy is required.
• Previous leasing and/or sales experience is strongly preferred.
• Experience in multifamily housing is preferred.
• Previous experience with property management software such as Entrata preferred.

Responsibilities

• Achieve leasing targets for the community and communicate opportunities or threats to the General Manager.
• Enter all lead information accurately and completely within Entrata.
• Respond quickly and effectively to rental inquiries online, in person, or by phone.
• Follow up with prospects by phone within 24 hours.
• Meet, greet, and provide tours to leasing prospects.
• Understand site leasing trends, traffic patterns, and product availability and relate to sales and closing.
• Maintain cleanliness and maintenance of models, office, clubhouse, and tour route; report issues.
• Close the leasing process by asking for the sale.
• Participate in marketing and outreach efforts.
• Assist with planning and hosting resident events.
• Manage the waitlist and communicate changes to prospects.
• Ensure proper execution of screening procedures.
• Prepare and execute lease agreements and move-in paperwork.
• Collect all funds and move-in fees.
• Support customer service efforts at the community.
• Write up and file service requests from residents.
• Complete other tasks as directed and assigned.

Reports To General Manager Job Type Full time non exempt hourly Community University Edge Location On site one location Compensation 17 18Hour Summary Responsible for all aspects of leasing production at your property This position is responsible for all activities related to selling and customer service including generating and handling traffic leasing apartments preparing lease documentation and completing move in procedures in accordance with policies and procedures Leasing Consultants are focused on sales and marketing; handling telephone and on site traffic showing ready apartments closing the lease qualifying prospects completing all related paperwork and activities to ensure a timely move in This position is also responsible for complying with all state federal andor local laws relating to Fair Housing and providing top notch service for the day to day needs of our valued residents Schedule 8 hour shift Monday to Friday On call Weekend availability

Duties & Responsibilities

• Ensure that both individual and group leasing targets are achieved for the community and proactively communicate both opportunities or threats to the General Manager
• Ensure all lead information is entered accurate and complete within Entrata
• Ensure that all rental inquiries online in person or over the phone are responded to quickly and effectively
• Ensure all prospects are followed up with via phone within 24 hours
• Meet greet & provide tours to leasing prospects
• Ensure an in depth understanding of site leasing trends traffic patterns and product availability and how that relates to sales and closing process
• Ensure all models office and clubhouse areas common areas and the tour route are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party
• Properly close the leasing process by asking for the sale
• Participate in marketing and outreach efforts
• Assist with the planning and hosting of resident events
• Effectively manage the community waitlist and communicate with prospects as changes occur
• Ensure the proper execution of all screening procedures
• Ensure the proper preparation and execution of the lease agreement and related move in paperwork
• Ensure the proper collection of all funds and move in related fees
• Provide support and assistance to all customer service efforts at the community
• Write up and file service requests from residents upon receipt
• Completes other tasks as directed and assigned
