Job summary

The Goodman Group, LLC is seeking a Caretaker II/Housekeeper to maintain clean, safe, and welcoming common areas and units within our community.

Responsibilities include cleaning lobbies, laundry areas, and vacant units; performing light maintenance; and ensuring floor and window cleanliness while following safety and infection-control procedures.

Qualifications

  • High School Diploma or GED required.
  • Prior housekeeping, caretaking or janitorial experience preferred.
  • Boiler’s and/or CPO licensure required.
  • Proficient in English, verbal and written.

Responsibilities

  • Maintain clean and orderly lobbies, office areas, elevators, entryways and hallways.
  • Maintain laundry and storage rooms in pristine condition.
  • Replace light bulbs in lobbies, elevators and hallways as needed.
  • Thoroughly clean vacant apartments and prepare them for new residents.
  • Record and file service requests and timesheets accurately.
  • Interact professionally with residents to maintain satisfaction.
  • Comply with safety policies and industry standards.

Job description

Property Caretakers are integral to the success of our communities and play a key role in maintaining high levels of guest and resident satisfaction. Caretakers are largely responsible for first impressions by keeping all interior and exterior common areas and available units of the community clean, pleasant and well maintained. The Caretaker II is responsible for cleaning and up keeping the community’s pool/boiler.

This position will also include duties of a Housekeeper that involve creating a clean, safe, and welcoming environment for residents, guests, and team members. Responsibilities include cleaning and sanitizing common areas, bathrooms, floors, and other community spaces while following established safety, infection control, and housekeeping procedures to ensure a comfortable and attractive living environment.

Essential Job Functions, Duties, and Responsibilities
  • Maintain clean and orderly lobbies, office areas, elevators, entryways and hallways, including window and floor washing, dusting light fixtures, mailboxes, vacuuming area rugs and hallway carpet
  • Maintain laundry and storage rooms in pristine condition, including wiping down washers, dryers, and laundry tubs
  • Replace light bulbs in the lobbies, elevators, entryways, hallways, or stairwells when necessary
  • Thoroughly clean vacant apartments and prepare them timely for the next resident
  • Empty all trash receptacles as scheduled and keep grounds free of debris, including the areas in and around dumpsters
  • Keep sidewalks shoveled in the winter, and add salt to remove ice when necessary
  • Perform any necessary repairs to improve the overall quality of the property
  • Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the property and/or management company
  • Tackle heavy cleaning jobs upon request
  • Notify supervisor of any resident or safety issues such as maintenance needs, resident issues or changes
  • Accurately complete paperwork such as service request and timesheets
  • Wear uniforms, if provided by Employer, during all work hours
  • Interact positively with residents to maintain high levels of resident satisfaction
  • Demonstrate strong professionalism and integrity as a representative of the community
  • Contribute to cleanliness and curb appeal of the community
  • Comply with all industry Fair Housing rules and regulations
  • Operate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all times
  • Other duties as assigned by Property Manager
Required Skills and Qualifications
  • Capable of performing the essential functions of the job, with or without reasonable accommodations
  • Ability to understand and communicate written and verbal directions
  • Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours
    • Ability to work nights and weekends, upon request
    • Must be able to work overtime as needed
    • Required to work on an on‑call basis
    • Must be available on the last and first day of the month for turns

  • Aptitude to work independently with excellent time management skills
Education and Experience
  • High School Diploma or GED Equivalent
  • Prior experience in housekeeping, caretaking or janitorial experience is preferred
  • Boiler’s and/or CPO Licensure required
  • Proficient in English, verbal and written
Tools

Tools and equipment listed are representative of those typically used; other tools and equipment may be used as needed. Use of cleaning products and equipment such as vacuum cleaners, brooms and mops are required. Additionally, employees may use snow removal equipment such as shovels and/or snow blowers.

Supervisory Responsibility

This position does not have any supervisory responsibilities.

Physical Demands

While performing the duties of this job, the employee is regularly required to sit; stoop; kneel; climb stairs; crawl; lift, push or pull objects (up to 50 pounds); talk; and/or hear. The employee is frequently required to walk; stand; use hands, handle, or feel; and reach with hands and arms. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus. Must have the ability to read, write, and communicate with internal and external customers.
