Job summary

Cape Fear Community College in Wilmington, NC seeks a Maintenance Technician III to operate and maintain HVAC systems across campus. You will diagnose issues using building automation software, perform electrical, mechanical, plumbing and carpentry tasks, and keep detailed repair records.

You’ll support events and help ensure a safe, functional campus environment. Required is five years of journeyman HVAC experience, a high school diploma, and a valid NC driver’s license; commercial HVAC

Job description

DEFINITION:
  • To perform diversified activities related to the maintenance of various types of HVAC systems. Commercial HVAC experience highly preferred.
  • Salary commensurate with experience
SUPERVISION RECEIVED AND EXERCISED:
  • Receives general supervision from Manager of Maintenance Operations
  • Exercises no supervision.
ESSENTIAL AND OTHER IMPORTANT FUNCTIONS STATEMENTS:

Essential and other important responsibilities and duties may include, but are not limited to, the following:

Essential Functions:
  • Operate and maintain various types of HVAC systems including four pipe hydronic systems, Chiller plants, cooling towers, boilers, package and rooftop systems, Split systems, mini split systems and ventilation systems.
  • Operate, monitor and diagnose issues with HVAC systems using building automation software.
  • Understanding of principals of refrigeration and a variety of HVAC systems’ theories of operation.
  • To perform skilled work in the maintenance, construction, inspection and repairs of building and equipment.
  • Perform maintenance tasks in electrical, mechanical, plumbing and carpentry.
  • Work cooperatively with other departments to achieve and maintain a strong customer service environment.
  • Troubleshoot problems in building and equipment and effect repairs.
  • Keep complete and accurate records of repairs and equipment.
  • Perform duties as assigned to Maintenance Technician III.
  • Help in preparing the physical arrangement of special activities.
  • To use mature judgement in applying rules and regulations.
  • To assist in setting up equipment, tables, chairs, etc. for special events.
  • To eliminate any situation which may be hazardous to students, employees, and visitors.
  • To serve on college committees when requested.
  • Mastery of appropriate computer skills.
  • Perform other duties as assigned.
Other Important Functions:
  • Lift and move heavy objects up to at least 50 lbs. with or without assistance.
  • Manipulate hand and power tools, wire cables and all types of structural tools and equipment.
  • Frequently climb ladders and stairs.
  • Perform installation and repair functions for up to eight hours a day.
  • Bend, crouch and maneuver body in tight, cramped quarters.
  • Move quickly from one campus location to another to perform maintenance tasks.
  • Use online ticket systems, take and send photographs, use email and text communications with phones and desktop PC’s.
  • Be able to respond to occasional after hours calls.

(Objects will at times be elevated from floor level to above shoulder.)

QUALIFICATIONS:
Knowledge of:
  • Basic tool, material and terminology used in two or more trades.
  • Methods and practices followed in the maintenance of buildings, machines and equipment.
  • Fire and safety procedures and practices.
  • Familiarity with MSDS of products used in the performance of the job.
  • Safety awareness and hazard communication.
  • Advanced principles of air conditioning, refrigeration and heating
  • Manipulation and recovery of refrigerant
  • Environmental regulations on refrigerant, condensate and loop water treatment chemicals.
  • HVAC building automation systems
  • Commercial HVAC mechanical systems
  • Troubleshooting commercial HVAC/mechanical systems
  • Working knowledge of boiler systems
Ability To:
  • Establish and maintain cooperative working relationships with those contacted in the course of work
  • Interpret and apply CFCC goals, objectives, policies, procedures, rules, and regulations
  • Communicate clearly and respectfully, both verbally and in writing
  • Perform skilled work in two or more trades.

  • Proficiently analyze and diagnose electrical and mechanical HVAC systems.

  • Ability to read, write and comprehend standard and computer print, blueprints.
  • Schematics and detail as-built drawings for all crafts.
  • Communicate effectively with management, customers, vendors and staff.
  • Exercise initiative and good judgement. Recognize and practice safety precaution in hazardous and industrial situations.
  • Occasionally work beyond normal hours, including weekends, and inclement weather conditions.
  • Maintain effective audio-visual discrimination and perception needed for:

    4. Operating assigned equipment
    5. Handling varied tasks simultaneously
  • Maintain physical condition appropriate to the performance of assigned duties and responsibilities, which may include the following:
    1. Standing or sitting for extended periods of time

    4. Bending, stooping, climbing, or lifting up to 50 pounds
  • Maintain mental capacity, which allow the capability of:

EXPERIENCE AND TRAINING GUIDELINES:
Minimum Education/Training:
  • High School Diploma or equivalent
  • Valid NC driver’s license with driving record that is within the parameters set by the college
Minimum Experience:
  • Five years of combined journeyman level maintenance experience in HVAC repair and operation.

  • Commercial HVAC Experience
