Bullpen is seeking a highly analytical FP&A Associate/Senior Associate to join its growing real estate platform in New York, NY. Qualifications

  • 4–8 years of progressive FP&A, corporate finance, accounting, or financial advisory experience.
  • Experience within real estate ownership, operation, investment, or property management is preferred.
  • Bachelor’s degree in Finance, Accounting, Business, or a related field; MBA or cert is a plus.
  • Strong understanding of accounting principles and financial reporting; budgeting, forecasting, and variance analysis.
  • Advanced Excel and experience with ERP/BI/reporting platforms.

Responsibilities

  • Prepare and maintain annual budgets, monthly forecasts, and multi-year financial plans.
  • Produce Actual vs. Plan reporting across consolidated and property-level P&Ls, balance sheets, and cash flows.
  • Develop financial models to support business planning, growth, and capital allocation.
  • Perform monthly financial statement analysis, variance analysis, and flux analysis.
  • Identify operational and financial drivers behind portfolio performance and present insights to leadership.

Our client is a growing, vertically integrated real estate investment and property management firm focused on acquiring and operating housing communities in underserved markets. The company combines investment, asset management, and property operations to improve portfolio performance and create long-term value.

The Opportunity

The firm is seeking a highly analytical and entrepreneurial FP&A Associate or Senior Associate with 4–8 years of progressive finance experience.

Reporting directly to the Chief Financial Officer, this individual will play a key role in building and enhancing the firm’s financial planning and analysis capabilities as the organization continues to scale. The position will work across Finance, Asset Management, Acquisitions, and Property Operations, providing greater visibility into consolidated company performance and property-level results.

The ideal candidate will bring strong financial modeling and analytical skills, a solid understanding of accounting and financial reporting, and the ability to translate financial results into actionable business insights. Candidates may come from another real estate owner, operator, or investment platform, or from a public accounting or advisory firm with meaningful real estate experience.

Key Responsibilities
  • Prepare and maintain annual budgets, monthly forecasts, and multi-year financial plans
  • Produce Actual vs. Plan reporting across consolidated and property-level P&Ls, balance sheets, and cash flows
  • Develop financial models supporting business planning, growth initiatives, capital allocation, and strategic decision-making
  • Perform monthly financial statement, variance, and flux analysis
  • Identify the primary operational and financial drivers behind portfolio performance
  • Partner with Asset Management and Property Operations to understand results, identify trends, and improve profitability
  • Analyze property-level revenue, expenses, occupancy, collections, and other key operating metrics
  • Ensure corporate and property-level expense allocations and billbacks are accurate and appropriately supported
  • Prepare lender reporting packages, financial analyses, and compliance certificates
  • Monitor and report on loan guarantees and other corporate financial obligations
  • Improve financial reporting, budgeting, forecasting, and planning processes
  • Identify opportunities to automate recurring reporting and analysis through technology and AI
  • Serve as a bridge between Finance, Asset Management, and Property Operations to ensure consistent and accurate information
  • Support the CFO and senior leadership with strategic projects and ad hoc financial analysis
Qualifications
  • 4–8 years of progressive FP&A, corporate finance, accounting, or financial advisory experience
  • Experience within a real estate owner, operator, investment manager, developer, or property management platform is preferred
  • Public accounting or advisory candidates with meaningful real estate exposure will also be considered
  • Bachelor’s degree in Finance, Accounting, Business, or a related field
  • Strong understanding of accounting principles and financial reporting
  • Demonstrated experience with budgeting, forecasting, variance analysis, and financial modeling
  • Advanced Excel skills
  • Experience working with ERP, financial planning, business intelligence, or reporting platforms
  • Ability to connect financial results with property-level and operational performance
  • Strong written and verbal communication skills
  • Ability to present financial information clearly to finance and non-finance stakeholders
  • Comfortable taking ownership and managing multiple priorities in an entrepreneurial environment
  • High degree of intellectual curiosity, initiative, and attention to detail
  • Interest in using technology, data, and AI to improve financial processes and decision-making
  • Experience with Yardi and/or Salesforce is a plus
  • MBA or relevant professional certification is a plus
