Socket.dev is seeking an experienced Residential Construction Manager for upcoming projects in Northern California. This full-time, benefited role includes auto allowance, paid holidays, and generous PTO.

Under limited supervision, you will manage all building activities, resources, and schedules to ensure on-time completion to quality standards. You will oversee subcontractors, inspections, and safety, coordinating with homeowners and internal departments to resolve issues.

Qualifications

  • High School (GED) plus four years direct experience in homebuilding.
  • Must read and interpret blueprints and plans.
  • Experience with local and national building codes.

Responsibilities

  • Manage all phases of assigned homebuilding projects to meet schedule and budget.
  • Supervise and coordinate subcontractors and Assistant Construction Manager(s).
  • Ensure safety across the job site and conduct regular trainings.
  • Coordinate permits, inspections, and quality control inspections.

Description

We are looking for experienced residential Construction Managers to join out team for upcoming projects in Northern California. Fulltime, benefited role; auto allowance, paid holidays, generous PTO, and more.

Under limited supervision, the Construction Manager manages building related activities and resources for a project to ensure production projections are accurate and houses are completed on schedule and to Company’s quality standards. Manages all resources, including subcontractors and employees, to ensure timely completion of project. Completes final quality inspections and walk-through of completed home with homeowner.

Essential Duties and Responsibilities:

Responsible for managing all phases of assigned project for successful outcomes. Responsibilities include, but are not limited to:

  • Manages building related activities/ resources to ensure production projections are accurate and houses are completed on time, to quality standards, and within budget. Manages all resources including Assistant Construction Manager and subcontractors.
  • Supervise and manage assigned Assistant Construction Managers. Meets with other Construction Manager(s) or Assistant Construction Managers to coordinate schedule to ensure coverage.
  • Schedules and directs subcontractors engaged in planning and executing work procedures. Monitors the progress of subcontractors. Unlocks houses for subcontractors and ensures subcontractors have latest options and diagrams. Instrumental in resolving issues. Approves subcontractors’ invoices.
  • Obtains permits, plots, and plans for inspections. Responsible for walking with inspectors and ensuring inspections are complete. Coordinates with subcontractors to correct noted items.
  • Interprets specifications and coordinates various phases of construction. As necessary, refines schedules to minimize delays caused by weather, material, and labor shortages, etc. Inspects work in progress and completed work to ensure that work meets specifications.
  • Responsible for job site safety; conducts regular safety trainings, ensures worksite and subcontractors meet safety requirements. Maintains a safe and clean working environment.
  • Coordinates with purchasing department regarding budgets of subcontractors.
  • Regularly meets with internal departments to discuss and resolve issues with homeowners, inspectors, and government entities.
  • May assist in materials ordering and scheduling of subcontractors, from excavation to completion in a timely manner. Reviews schedules to minimize delays caused by weather, vandalism, material and manpower shortages.
  • Ensures timely completion of project.

Requirements

Minimum Education and/or Experience:

  • High School (GED) plus a minimum of four (4) years direct experience in the homebuilding industry.
  • Must be able to read and interpret blueprints and plans.
  • Must have experience analyzing and understanding local and national building codes.
  • Experience in project management and builder software (Buildpro, Procore, or similar).

Certificates, Licenses, and/or Experience:

  • Valid Drivers’ License, personal vehicle and vehicle insurance required.
  • OSHA-30 – required within 120 days of hire.
  • CPR/First Aid – required within 90 days of hire.

Supervisory Responsibilities:

This position provides overall supervision of all job-site personnel including subcontractors, vendors, and self-perform crews. Responsibilities include directing daily field operations, managing subcontractor performance and manpower, enforcing safety protocols and quality standards, coordinating trade sequencing, and maintaining accountability across all phases of construction. Works with the Project Manager, reports to the Area Manager, and serves as the primary on-site authority.

Supervisory responsibilities will be carried out in accordance with the Company’s policies and applicable laws, including interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
