Job summary

IDP Properties seeks a Floating Property Manager to provide operations leadership across a portfolio of multifamily communities. You will cover vacancies, staffing gaps, and lease-up activities while upholding occupancy and resident satisfaction standards.

Travel across the portfolio and periodic corporate assignments are required. You will train onsite teams, ensure compliance, and support financial performance and property appearance.

Qualifications

  • 3–5 years of multifamily property management experience.
  • Experience managing affordable housing (HUD/LIHTC/PBV/Section 8).
  • Strong leadership, communication, and problem-solving skills.
  • Familiarity with property management software like Yardi or Emphasys.

Job description

The Floating Property Manager is responsible for providing operational leadership and management support across the company's portfolio of multifamily communities. This position serves as the primary management resource for properties experiencing vacancies, staffing shortages, leave coverage, lease-up activities, or operational challenges. The Floating Property Manager ensures continuity of operations while maintaining company standards for occupancy, compliance, resident satisfaction, financial performance, and property appearance.

This position requires extensive travel throughout the company portfolio and periodic assignments at the corporate office. The Floating Property Manager must be flexible, adaptable, and capable of quickly integrating into different properties while providing leadership, training, and operational support.

Essential Duties and Responsibilities
Property Operations
  • Assume full responsibility for daily operations of assigned properties during management vacancies, leaves of absence, or special assignments.
  • Maintain high standards for property appearance, curb appeal, maintenance, and resident satisfaction.
  • Conduct routine inspections of buildings, grounds, common areas, vacant units, and occupied units as required.
  • Coordinate with maintenance staff to ensure work orders and unit turns are completed timely.
  • Ensure compliance with company policies, HUD, LIHTC, PBV, Rural Development, and other affordable housing program requirements.
Leasing & Occupancy
  • Lead lease-up efforts for new developments and underperforming communities.
  • Develop and implement leasing strategies to maximize occupancy.
  • Conduct apartment tours and process applications.
  • Complete lease executions and move-in procedures.
  • Monitor occupancy trends and implement corrective action plans to meet company goals.
  • Support marketing initiatives, outreach events, and resident retention programs.
Compliance & Recertifications
  • Ensure timely completion of annual and interim recertifications.
  • Review resident files for accuracy and program compliance.
  • Maintain complete and accurate resident documentation.
  • Prepare communities for Management and Occupancy Reviews (MOR), REAC inspections, state agency reviews, and lender inspections.
Financial Management
  • Maximize rent collections and minimize delinquency.
  • Monitor accounts receivable and follow company collection procedures.
  • Process invoices with proper coding and approval.
  • Assist with budgeting, purchase orders, and expense control.
  • Maintain accurate financial records within the property management software.
Leadership & Training
  • Supervise onsite staff while assigned to a property.
  • Train newly hired Property Managers, Assistant Managers, and Leasing Professionals.
  • Provide coaching and operational guidance to onsite teams.
  • Assist with implementation of company policies and procedures.
  • Support performance improvement initiatives throughout the portfolio.
Corporate Support
  • Report directly to the Vice President of Property Management.
  • Prepare and submit daily, weekly, and monthly operational reports.
  • Attend leadership meetings, training sessions, and corporate planning meetings.
  • Spend a minimum of 3 to 6 days each month working from the corporate office as assigned.
  • Assist with special projects, acquisitions, transitions, due diligence, audits, and operational initiatives.
Travel Requirements
  • Extensive travel is required throughout the company's portfolio.
  • Overnight travel may be required.
  • Must be available to travel with little advance notice.
  • Must maintain a valid driver's license, reliable transportation, and automobile insurance.
Qualifications
  • Minimum of 3–5 years of multifamily property management experience.
  • Experience managing Affordable Housing communities (HUD, LIHTC, PBV, Section 8, or Rural Development preferred).
  • Proven lease-up experience preferred.
  • Strong knowledge of recertifications and affordable housing compliance.
  • Experience with Yardi, Emphasys, or similar property management software preferred.
  • Strong leadership, communication, organization, and problem-solving skills.
  • Ability to work independently with minimal supervision.
  • Ability to adapt quickly to changing environments and priorities.
Physical Requirements
  • Ability to walk properties, climb stairs, inspect apartments, and tour communities.
  • Ability to lift up to 25 pounds occasionally.
  • Ability to sit, stand, bend, and walk for extended periods.
  • Ability to travel frequently by automobile.
Work Schedule
  • Standard office hours are Monday through Friday; however, flexibility is required based on property needs.
  • Evening and weekend work may occasionally be required.
  • Travel assignments and corporate office schedules will be determined by the Vice President of Property Management.
