Job summary

Sparrow Management in the United States is seeking a Floating Maintenance Technician to perform routine and preventative maintenance across our portfolio of properties. This full-time role requires completing work orders, making-ready tasks for vacant units, coordinating with vendors, and ensuring safety and quality in common areas.

The position involves physical tasks, on-call rotation, and driving between properties; reliable transportation is required.

Qualifications

Responsibilities

  • Complete assigned work orders and preventative maintenance on the property.
  • Complete make-ready process for vacant apartments, scheduling vendors and materials.
  • Document work in management software timely and accurately.
  • Maintain grounds, common areas and amenities; clean and paint as needed.
  • Assist in expense control by fixing rather than replacing parts when possible.
  • Comply with safety and risk-management policies.
  • Periodically inspect work by contractors to verify quality standards.
  • Assist in property inspections to identify safety concerns and report to management.

This position performs technical and mechanical maintenance repair work that ensures the buildings, grounds,amenities, and the common areas of the properties we manage continue to meet our standards for cleanliness, appearance, safety, and building systemfunctionality.

The schedule for this full-time position is Tuesday to Saturday 9:00 to 5:30. On call responsibilities may be in effect for after-hours property emergencies. The Floating Maintenance Technician will provide coverage needs across our portfolio of properties on a variable / as-needed basis. The Floating Maintenance Technician will need reliable transportation to get to the properties as needed on a daily basis.

Essential Job Responsibilities
  • 1. Completeassigned work ordersas well as preventative maintenanceon the property
  • 2. Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • 3 Completedocumentation in management software in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
  • 5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and paintingas needed.
  • 6. Supportexpense control programs by fixing rather than replacing parts when possible
  • 7. Comply with safety and risk-management policies.
  • 8. May periodically inspect work performed by contractors, vendors and other service providers to verify the work,materials and services meet quality standards, scope and specifications as required.
  • 9. Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property tomanagement.
Other Responsibilities

Identifyareas for improvement and offers suggestions to improve efficiency and productivity.

Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) ofresponsibility by attending training classes, performing self-researchor utilizing other appropriate method(s) to obtain business and professional information,

Physical Demands

Need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
Rare travel may be required to assist other properties as needed, attend training classes, businessmeetings, or other situations necessary
Must be able to work a flexible work schedule, which will includes taking “on-call” on a rotating basis.

Required Certifications

Must have all applicable certifications as required by State and Local jurisdictions.

Knowledge, Skills, Abilities

Must be knowledgeable and skilled inthe safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuringdevices.
Demonstrated ability to apply principles of logical thinking to define and correct problems.
Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents,clients, team members, and other business contacts, respond courteously to questions and requests, and stay calmwhen addressing and resolving customer problems.
Demonstrated ability to read, write, and communicate effectively to represent company management in a support
capacity, act as first point of contact for internal team members and external visitors to the Company, and answer
questions related to department operating policies.
High School diploma, GED or related experience and/or training.
