Floating Maintenance Specialist
Job Responsibilities:
- Fill in for open maintenance positions within the assigned portfolio.
- Perform maintenance tasks such as unit turns and work orders within the assigned portfolio.
- Conduct monthly safety meetings, schedule and perform preventative maintenance, and manage OSHA/SDS safety and reporting requirements.
- Maintain grounds and the professional appearance of the property.
- Assist with the management of vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service for the assigned portfolio.
- Maintain an adequate inventory of supplies.
- Manage tasks within budget or seek approval for necessary work that exceeds the budget.
- Be available for emergency on-call duties as part of the position.
- Perform all reasonable duties as outlined by the supervisor.
- Strive to exceed expectations for excellent customer service.

Requirements:
- Prior maintenance experience is required; experience in multi-family property management is strongly preferred.
- High organizational skills.
- Experience with warranty work.
- Strong communication skills.
- High level of attention to detail.
- Ability to complete punch walks and follow up with construction.
- Experience with REAC and other government physical inspections.
- Good presentation and interaction skills with clients.
- Excellent customer service skills.
- Experience in leading and supervising a team.
- Prior experience working with a budget is strongly preferred.
- Experience with Yardi software.
- Ability to respond to after-hours emergencies as needed.
- Must have a valid driver's license and automobile insurance coverage.
