Floating Maintenance Specialist Job Responsibilities
  1. Fill in for open maintenance positions within the assigned portfolio.
  2. Perform maintenance tasks such as unit turns and work orders within the assigned portfolio.
  3. Conduct monthly safety meetings, schedule and perform preventative maintenance, and manage OSHA/SDS safety and reporting requirements.
  4. Maintain grounds and the professional appearance of the property.
  5. Assist with the management of vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service for the assigned portfolio.
  6. Maintain an adequate inventory of supplies.
  7. Manage tasks within budget or seek approval for necessary work that exceeds the budget.
  8. Be available for emergency on-call duties as required.
  9. Perform all reasonable duties as outlined by the supervisor.
  10. Strive to exceed expectations for excellent customer service.
  11. Contribute to a positive team culture and a happy work environment.
Requirements:
  • Prior maintenance experience is required; experience in multi-family property management is strongly preferred.
  • High organizational skills.
  • Experience with warranty work.
  • Strong communication skills.
  • High attention to detail.
  • Ability to complete punch walks and follow up with construction teams.
  • Experience with REAC and other government physical inspections.
  • Professional presentation and interaction with clients.
  • Excellent customer service skills.
  • Experience leading and supervising a team.
  • Prior experience working with a budget is strongly preferred.
  • Experience with Yardi software.
  • Ability to respond to after-hours emergencies as needed.
  • Must have a valid driver's license and automobile insurance coverage.
