Job Description Summary
Oversees technical and mechanical work to ensure community buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. This roving role covers properties throughout Southern Virginia, including Richmond, Hampton Roads, Norfolk, Virginia Beach, Chesapeake, and Williamsburg, requiring regular travel.

Responsibilities

  1. Assist with and complete work orders from resident requests and routine community upkeep, diagnosing issues, and making repairs following safety standards and codes.
  2. Oversee and complete the make-ready process for vacant units, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
  3. Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, and common areas to reflect high community standards.
  4. Inspect work by service team members, contractors, and vendors to ensure quality and scope compliance.
  5. Maintain inventory of spare parts and materials, working with the Community Manager to order supplies within budget.
  6. Perform monthly preventative maintenance as per policies.
  7. Support cost efficiency by repairing instead of replacing parts and practicing resourcefulness.
  8. Lead safety meetings, ensure MSDS sheets are accessible, and stay updated on OSHA laws for community compliance.
  9. Provide excellent customer service by treating residents and team members with respect, responding promptly to inquiries and complaints.
