Job summary

UDR, Inc. is seeking a Floating Maintenance Manager to support three North Shore communities across Danvers area, traveling between properties. You will oversee daily maintenance, handle work orders, and manage turnover schedules.

The role requires 3–5 years in residential maintenance with supervisory experience, strong skills in plumbing, electrical, carpentry, and smart-home tech, plus a valid driver's license. UDR offers comprehensive benefits and growth opportunities.

Qualifications

• Minimum 3–5 years in residential property maintenance.
• 1–2 years in a supervisory or manager role.
• Strong proficiency in plumbing, electrical, appliance repair, carpentry, and smart-home technology.
• Excellent interpersonal skills to collaborate with managers, residents, and vendors.
• Must have a reliable vehicle and a valid driver's license.
• HVAC/EPA Type II or Universal preferred; CPO a plus.

• Inwood West(Woburn, MA)

This is a dynamic position perfect for a skilled leader who enjoys variety, hands-on problem solving, and traveling between close-knit properties to maintain high community standards.

Key Responsibilities

• Multi-Site Oversight:Manage daily maintenance operations, work orders, and turnover schedules.
• Team Leadership:Supervise, train, and mentor on-site maintenance technicians and porters.
• Preventative Maintenance:Implement and monitor preventative maintenance programs to keep building systems running efficiently.
• Vendor Management:Coordinate with external contractors for specialized repairs, capital improvements, and turn assistance.
• Safety & Compliance:Ensure all properties adhere to local building codes, OSHA regulations, and safety standards.
• Emergency Response:Share on-call rotation responsibilities to handle after-hours maintenance emergencies.

Qualifications

• Experience:Minimum of 3–5 years in residential property maintenance, with at least 1–2 years in a supervisory or manager role.
• Technical Skills:Strong proficiency in plumbing, electrical, appliance repair, carpentry, and smart-home technology.
• Communication:Excellent interpersonal skills to effectively collaborate with property managers, residents, and vendors.
• Mobility:Must have a reliable vehicle and a valid driver's license
• Certifications:HVAC/EPA Certification (Type II or Universal) is preferred; CPO (Certified Pool Operator) is a plus.

Hourly Range:

• $38/hr. – $40/hr., depends on experience + 10% bonus potential
