Description

Position Overview

The Fire Life Safety Director/Engineer will be responsible for all building electrical, mechanical, and plumbing repairs and maintenance. The position is accountable to all property maintenance and upkeep work, eventually supervising a porter and lobby attendant.

Supervisory/Leadership Responsibilities

  • Supervise and manage other building support staff
  • Overseeing contractors and inspecting completed jobs
  • Supervising contract cleaning staff
  • Hiring contractors as needed to maintain, repair, or improve the building
  • Scheduling contractors and employees where applicable
  • Responding to inquiries and requests by building tenants and resolving problems/issues
  • Being present for and assisting with after-hours emergency response and evacuations

General Duties/Responsibilities

  • The position requires someone who is available 24/7, on call, preferably someone who leaves near the property in Queens, NY
  • Respond to tenant inquiries within 24 hours
  • Already holds F89, FLSD certificate of fitness
  • S12 & S13 certificates of fitness
  • Must be able to perform electrical, mechanical and plumbing related repairs
  • Must have HVAC knowledge and repair skills
  • Must be able to perform tenant work orders
  • Understanding of essential building systems (Boiler, Elevators, Plumbing, etc)
  • Work closely with property manager to ensure work orders, unit turnover and building maintenance is done in timely fashion
  • Inspecting the building frequently for signs of damage or wear
  • Ensuring facilities follow applicable policies, regulations, and building codes
  • Daily property inspections and cleanliness duties, including maintaining the front of the building (sweep/hose/winter prep etc.)
  • Being the first to try to resolve the issue by being involved in in-depth repairs, routine & preventative maintenance of Company-owned property and equipment (i.e., carpentry, electrical, plumbing, locks & gates, HVAC, air compressors, furniture repairs/assembly, etc.)

Required Skills/Abilities

  • Knowledge of relevant laws, regulations, and building codes
  • Good verbal and written communication and customer service skills
  • Strong critical thinking and problem-solving skills, ability to work under pressure
  • Computer knowledge using email, Word, and Excel
  • Ability to speak English fluently

Physical Requirements

  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 100 lbs. or more following appropriate safety procedures. This movement can occur throughout the day. You must also be able to climb several flights of stairs if necessary.
  • Must be able to sit and stand for extended periods of time
  • Must be able to communicate both on the phone and in person with our clients to resolve issues and manage the business.
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.
  • Capable of working extended hours, including evenings, weekends, and holidays as necessary.

Education And Experience

  • High School Diploma, GED, Trade, Technical or Vocational school
  • Strong communication skills, both verbal and written.
  • 2-3 years of experience in similar or related roles.
