Lyon Living in Newport Beach is seeking a full-time Financial Analyst to assist the Investments team with evaluating development and acquisition opportunities, supporting Asset Management and Investor Relations for a multi-family portfolio.

The role requires advanced Excel modeling, market/data analysis, and the preparation of CIMs and dashboards. Strong communication and ability to work in a fast-paced environment are essential.

Qualifications

• Requires a degree in finance, economics, real estate, accounting, or a related field.
• 3–5 years in Real Estate/Finance or Banking experience required.
• Strong financial analysis skills with Waterfall modeling capability.
• Ability to create complex models from blank Excel files.
• Advanced Excel skills including macros, data tables, and array formulas.
• Understanding of yield, IRR, NPV, cap rates, etc.
• Excellent written and verbal communication; cross-functional collaboration.

Responsibilities

• Build and maintain Excel pro forma models for new development and value-add acquisitions.
• Maintain complex financial modeling and perform ad-hoc analyses in Excel.
• Create Confidential Information Memoranda in PowerPoint for lenders/investors.
• Coordinate market data, occupancy, expenses, and rent/sales comparables.
• Develop dashboards and templates; track property performance and cash flows.
• Prepare cash flow forecasts; manage capital calls and distributions with accounting.
• Support due diligence for development, acquisition, and disposition efforts.

Pay Range: up to $85,000 annually

Our teams work hard to maintain a culture that is conducive to creative thinking, empowerment, and collaboration. We are currently looking to fill a full-time Financial Analyst position in our Newport Beach office.

The Financial Analyst will assist the Investments team in evaluating and analyzing new development and acquisition opportunities, as well as supporting Asset Management and Investor Relations on existing portfolio of multi-family properties. Provide financial analysis related to short and long-term strategies that may include development or redevelopment scenarios, re-positioning strategies, and renovation initiatives. This position requires a high degree of sensitivity and discretion, excellent organizational skills and attention to detail, a proactive, customer-focused mindset, proficiency with Microsoft Office suite, strong collaboration and communications skills.

Essential Job Functions

• Build & maintain Excel pro forma models for new multi-family development and value-add acquisitions.
• Maintain complicated financial modeling and spreadsheet analysis in Excel.
• Create complex ad-hoc financial models when no template is available.
• Coordinate information regarding market data, occupancy data, expense analysis, aerials, maps, property tax, and rent/sales comparables.
• Create/update Confidential Information Memoranda in PowerPoint for distribution to lenders/investors/appraisers, etc.
• Market research including vacancy, absorption, rents, rent growth, etc.
• Review and process broker packages in order to underwrite potential acquisitions.
• Coordinate financial information (contracts, third party reports, etc.) as part of the due diligence process for development, acquisition, and disposition efforts.
• Organize and present data analysis, draw objective conclusions and make recommendations.
• Create, implement, and maintain various tracking criteria related to property performance; develop and maintain sophisticated dashboards, financial models, templates and analyses.
• Prepare and update cash flow forecasts; work on capital calls and distributions as requested and with accounting.
• Create and audit preferred return tracking schedules.

Experience/Requirements

• Requires a degree in finance, economics, real estate, accounting, or a related field.
• 3-5 years in Real Estate/Finance or Banking experience required.
• Must have excellent financial analysis skills and expertise with financial modeling tools to include Waterfall modeling.
• Must have exceptional ability to create complex models and analysis from blank Excel files as needed.
• Advanced skills with Excel (e.g., macros, data tables, array formulas, lookup formulas).
• Understanding of applicable financial metrics (e.g., yield, IRR, NPV, cap rates, etc.)
• Must be highly motivated with a can-do attitude and accountability for all tasks.
• Must have high degree of flexibility and ability to calmly handle multiple issues that may arise.
• Must enjoy and operate efficiently in a fast dynamic environment.
• Laser focused attention to detail.
• Excellent communication skills (verbal and written) and have the ability to work across functions.
• Must be well organized and able to multi-task with limited supervision while adhering to deadlines and maintaining absolute accuracy.
• Able to travel as needed.

This position requires attendance at offsite meetings, visits to other Company operated locations, purchase of goods from offsite vendors and other tasks away from a single assigned location. Applicant must have a valid driver's license or be able to utilize an alternative form of transportation at their own expense which allows them to reach the required destination in a time period comparable to that if they were to drive their own vehicle.
