Job summary

Vaco in Santa Monica is seeking a motivated Financial Analyst to support financial planning, budgeting, forecasting, investment analysis, and portfolio performance reporting across a diverse real estate portfolio. The ideal candidate will have strong financial modeling skills, a solid understanding of financial statements, and the ability to translate complex data into meaningful business insights.

This full-time role collaborates with Accounting, Asset Management, Leasing, and Operations teams

Qualifications

• 2+ years of experience in Financial Analysis, FP&A, CRE Finance, Asset Management, Valuation, or Investment Analysis.
• Advanced Excel skills, including financial modeling and complex formulas.
• Strong understanding of financial statements, budgeting, forecasting, and variance analysis.
• Excellent analytical, organizational, and communication skills.

Responsibilities

• Develop and maintain detailed financial models for budgeting, forecasting, acquisitions, dispositions, developments, and asset performance analysis.
• Analyze property and portfolio performance, including occupancy, leasing activity, operating expenses, cash flow, and NOI.
• Prepare monthly forecasts, annual budgets, and variance analyses.
• Evaluate investment opportunities and support underwriting and due diligence efforts.
• Track and report key business metrics, including occupancy trends, lease expirations, rent growth, and revenue performance.
• Assist with capital planning, debt analysis, and financing-related initiatives.
• Support month-end and quarter-end financial reporting processes.
• Prepare presentations and financial reporting packages for management, investors, lenders, and other stakeholders.
• Partner cross-functionally with Accounting, Asset Management, Leasing, Property Management, and Operations teams.
• Perform ad hoc financial analyses to support strategic business initiatives and decision-making.

We are seeking a motivated and analytical Financial Analyst to join a growing Commercial Real Estate organization. This role will support financial planning, budgeting, forecasting, investment analysis, and portfolio performance reporting across a diverse real estate portfolio. The ideal candidate will possess strong financial modeling skills, a solid understanding of financial statements, and the ability to translate complex data into meaningful business insights.

Key Responsibilities

• Develop and maintain detailed financial models for budgeting, forecasting, acquisitions, dispositions, developments, and asset performance analysis.

• Bachelor's degree in Finance, Accounting, Economics, Real Estate, or a related field.
• 2+ years of experience in Financial Analysis, FP&A, Commercial Real Estate Finance, Asset Management, Valuation, or Investment Analysis.
• Advanced Excel skills, including financial modeling, scenario analysis, Pivot Tables, and complex formulas.
• Strong understanding of financial statements, budgeting, forecasting, and variance analysis.
• Excellent analytical, organizational, and communication skills.
• Ability to manage multiple priorities in a fast-paced environment while maintaining strong attention to detail.

Preferred Experience

• Commercial real estate, REIT, property management, development, or real estate investment experience.
• Acquisition, disposition, and development analysis.
• Asset management and portfolio reporting.
• Investor reporting and capital markets exposure.
• Experience building financial models from scratch.
