Job summary

Real Property Management is seeking a Field Inspector to conduct routine and move-related inspections of managed properties, identify issues, document findings, and support leasing and utility management activities. This role emphasizes safety, accuracy, and professional communication in a field setting.

You will travel to properties within assigned zones, prepare detailed repair estimates, and ensure properties meet company standards and lease requirements.

Responsibilities

  • Conduct routine and scheduled field inspections of managed properties to assess condition, cleanliness, and compliance with standards and lease requirements.
  • Identify maintenance issues, safety hazards, unauthorized occupants, and lease violations in the field.
  • Document inspection findings with detailed reports, photos, notes, and recommendations; submit via company systems.
  • Create a Make Ready Inspection Estimate from Move Out Inspections with clear details on required repairs to rent-ready condition.
  • Install, maintain, track and retrieve code boxes/lockboxes for secure access by authorized personnel.
  • Place, adjust, and remove For Rent signage to support leasing and maintain branding.
  • Verify property readiness for showings, including exterior presentation, signage visibility, and access functionality.
  • Support Utility Management Analyst with Deposits, Activations or Deactivations.
  • Coordinate with property managers, maintenance teams, and vendors to report issues and follow up on corrections.
  • Conduct move-in/move-out/make ready/vacancy inspections to assess condition and identify repairs or cleaning.
  • Maintain schedules and plan daily routes to maximize productivity across zones.
  • Interact professionally with tenants, neighbors, and the public while representing the company.
  • Perform basic field tasks (e.g., signage adjustments, securing access points).
  • Place notices for Abandonment or Lease Violations
  • Escalate urgent safety, property damage, or security issues
  • Monitor and track KPIs for improved company performance

The Field Inspector is responsible for protecting and enhancing the value of managed properties by conducting thorough, consistent, and timely site inspections. This role ensures that properties meet company standards, lease requirements, and regulatory compliance through on-site evaluations, accurate reporting, and proactive identification of maintenance, safety, and occupancy issues. By serving as the eyes and ears in the field, the Field Inspector helps maintain property quality, supports operational decision-making, and contributes to tenant satisfaction and asset performance. Serve as the “eyes and ears” of the company in the field by identifying maintenance issues, safety hazards, unauthorized occupants, and lease violations.3. Document inspection findings through detailed reports, including photos, notes, and recommendations, and submit them promptly using company systems.4. Create a Make Ready Inspection Estimate from Move Out Inspections to provide clear, accurate and clean details on repairs needed for property to be in rent ready condition.5. Install, maintain, track and retrieve code boxes/lockboxes to ensure secure access for authorized personnel, leasing agents, and vendors.6. Place, adjust, and remove “For Rent” signage to support leasing efforts and maintain consistent brand presentation.7. Verify property readiness for showings, including exterior presentation, signage visibility, and access functionality.8. Support Utility Management Analyst with Utility Deposits, Activations or Deactivations.9. Conduct move-in/move-out/make ready/semi-annual and vacancy inspections to assess property condition and identify required repairs or cleaning.11. Maintain accurate schedules and efficiently plan daily routes to maximize productivity across assigned zones.12. Interact professionally with tenants, neighbors, and the public while representing the company in the field.13. Perform basic field tasks as needed (e.g., minor adjustments to signage or securing property access points). Placing Notices for Abandonment or Lease Violations14. Immediately escalate urgent issues such as safety risks, property damage, or security concerns.15.
