Milwaukee County is seeking a Housing Inspector – Home Repair to perform comprehensive inspections of private properties identified for rehabilitation, develop scopes of work, and estimate costs, ensuring compliance with building codes and HUD/state regulations.

Under the direction of the Housing Program Manager, travel approximately 50% within the community, and coordinate with property owners and contractors through loan and contract processes.

Formación

• Strong knowledge of construction practices and building codes.
• Ability to prepare scopes of work and cost estimates.
• Proficient in Microsoft Office.

Responsabilidades

• Performs comprehensive inspection of residential properties to prepare scopes of work for projects, including construction, electrical, plumbing, lead hazard abatement work, and accessibility work.
• Uses field inspection notes, measurements, and photographs to generate written scopes of work.
• Performs necessary environmental record review for HUD funded projects.
• Reviews scopes and bids with property owners and determines the amount of funding to be requested and prepares files for loan review.
• Prepares contracts between property owner and contractor. Prepares loan documents and conducts loan closings. Arranges contract signings and pre-construction conferences.
• Performs interim and final inspections to assure compliance with approved plans and standards; directs contractors to redo work if needed.
• Provides program outreach to municipal partners and through other agencies. Field questions from clients about the program.
• Monitors change orders, contract time extensions, and contractor performance; provides technical assistance.
• Prepares project-related reports and correspondence for agency representatives, homeowners, and elected officials.
• Travel within the community approximately 50% of work time.

Educación

High school diploma or GED

Associate degree in Construction or closely related field
