Job summary

IBTS is seeking a highly experienced Residential/Commercial Building Inspector for the Columbus, GA metro area. This on-site, part-time role requires evaluating residential and non-residential structures against building, fire, and life safety codes.

Qualified candidates will have 5+ years in construction or inspection, and ICC R5 certification at hire, with C5 certification preferred and the ability to obtain it within six months. Georgia licenses may substitute for ICC where allowed.

Qualifications

• Minimum 5 years of progressively responsible experience in residential and/or commercial construction, inspection, or related field.
• ICC Residential Combination Inspector (R5) certification required at hire.
• ICC Commercial Combination Inspector (C5) certification strongly preferred; within 6 months if not held.
• Active Georgia electrical, HVAC, or plumbing licenses may substitute for ICC certifications per state law.
• Strong knowledge of IBC and related codes; ability to read drawings and specs.

Responsibilities

• Conduct comprehensive field inspections for building, fire, and life safety codes.
• Inspect all construction phases: foundation, structure, mechanical, electrical, plumbing, energy, and life safety systems.
• Review plans and specs for code compliance and constructability.
• Identify deficiencies and document violations with precision.
• Prepare audit-ready inspection reports and maintain records.
• Coordinate with contractors, engineers, architects, and officials.
• Provide guidance and resolve field issues with minimal supervision.
