Job summary

Illuminus is seeking a Facilities Services Technician to support maintenance at two affordable housing properties in Racine, WI. The role is hands-on, requiring strong problem solving and a customer‑service mindset to create safe and welcoming homes.

You will handle general maintenance, repairs, and preventative tasks, respond to urgent requests, and participate in on‑call rotations. The position offers varied tasks across electrical, plumbing, carpentry, and appliance maintenance.

Qualifications

  • High school diploma or equivalent required.
  • 2–3 years of maintenance, facilities, property management, or related experience.
  • Valid driver's license with good driving record and ability to travel between two work locations.
  • Strong mechanical aptitude and troubleshooting skills.
  • Ability to work independently and make sound decisions.
  • Strong communication and interpersonal skills.
  • Ability to lift, carry, move and work safely with maintenance tools and supplies.

Responsibilities

  • Perform general building maintenance, repairs, and preventative maintenance.
  • Respond to maintenance requests and prioritize work orders by urgency and resident needs.
  • Participate in an on‑call rotation and respond to emergency maintenance situations, including after‑hours calls.
  • Perform minor electrical repairs (outlets, switches, fixtures, ballasts, bulbs, fuses).
  • Perform minor plumbing repairs (leaks, faucets, toilets, drains).
  • Complete painting, carpentry, drywall, masonry, and general repairs.
  • Install, repair, and replace household appliances (refrigerators, ranges, microwaves, washers, dryers).
  • Repair and maintain doors, locks, hardware, and building components.
  • Replace ceiling tiles and other interior repairs.
  • Clear drain and toilet blockages with proper tools.
  • Assist with furniture moves and reconfigurations.
  • Monitor trash and recycling areas and assist with waste management.
  • Assist with routine testing and maintenance of fire, life safety, and emergency systems.
  • Assist with snow removal during shifts and emergencies.
  • Maintain professional relationships with residents, vendors, and staff.

Job description

Are you a hands‑on problem solver who enjoys helping people, collaborating, and taking pride in maintaining safe, welcoming communities? We are seeking a Facilities Services Technician to support maintenance at two affordable housing properties located in Racine, WI approximately 15 minutes apart.

This hands‑on role is ideal for someone with strong maintenance skills, excellent communication abilities, and a positive, can‑do attitude. The ideal candidate is dependable, adaptable, and able to prioritize competing work orders while providing exceptional service to residents and staff.

The position will be between 20-40 hours per week with on‑call responsibility.

What You'll Do

As a Facility Services Technician, you will play a critical role in maintaining safe, comfortable, and welcoming homes for our residents. Responsibilities include:

  • Perform general building maintenance, repairs, and preventative maintenance.
  • Respond to maintenance requests and prioritize work orders based on urgency and resident needs.
  • Participate in an on‑call rotation and respond to emergency maintenance situations, including after‑hours calls.
  • Perform minor electrical repairs, including replacing outlets, switches, fixtures, ballasts, bulbs, fuses, and related components.
  • Perform minor plumbing repairs, including repairing leaks, faucets, toilets, drains, and related fixtures.
  • Complete painting, carpentry, drywall, masonry, and general repair projects.
  • Install, repair, and replace household appliances such as refrigerators, ranges, microwaves, washers, and dryers.
  • Repair and maintain doors, locks, hardware, closures, and related building components.
  • Replace ceiling tiles and perform other interior building repairs.
  • Clear drain and toilet blockages using appropriate tools and equipment.
  • Assist with furniture and equipment moves, setups, and re‑configurations.
  • Monitor trash and recycling areas and coordinate proper waste management.
  • Assist with routine testing and maintenance of fire, life safety, and emergency systems.
  • Respond to facility emergencies including power outages, water leaks, gas‑related concerns, and elevator emergencies.
  • Assist with snow removal during scheduled shifts and when needed during emergencies.
  • Maintain a professional and positive relationship with residents, visitors, vendors, and team members.
  • Promote the organization's mission, vision, and values through excellent customer service.
