Job summary

Balfour Beatty Communities is seeking a Facilities Manager to supervise a team of maintenance technicians, porters/groundskeepers, custodians and contractors at a residential community. You will ensure quality workmanship and customer service, manage occupancy-related work orders and vendor activities, and maintain safety and environmental policies.

• High school diploma or GED; technical school preferred.
• EPA 608 Universal required; pool operator certification may be required.
• HVAC/Plumbing/Electrical/Carpentry certifications preferred.
• CAMT or APPA certification preferred.
• Minimum of 7 years maintenance experience.

Responsibilities

• Oversee 2+ assets and supervise lead maintenance technicians.
• Direct mechanics, technicians and contractors on projects; manage inventory.
• Coordinate all maintenance/contractor activities.
• Monitor preventive maintenance logs and schedules.
• Ensure safety and environmental policies are followed; perform Zero Harm training.
• Maintain SHRM logs per regulations; track vendor hours and training.
• Deliver high resident satisfaction through professional interactions.
• Work rotating on-call schedule for 24/7 maintenance coverage.

About the role

The Facilities Manager is responsible for monitoring and directing the daily activities for a team of maintenance technicians, porters/groundskeepers, custodians, and vendors / contractors for a residential community to ensure company standards of quality workmanship and customer service are met for change of occupancy maintenance, resident and property work order requests.

What you'll be doing

• Overseeing 2 or more assets and supervise lead maintenance technicians.
• Usually also has specific property maintenance responsibilities, including, but not limited to general maintenance and orderliness of property HVAC, mechanical, electrical, utilities and lighting systems. Including inspections and repairs.
• Experience level to direct mechanics, technicians and outside contractors on assigned projects. Controls inventory of parts and equipment. Coordinate all Maintenance related / contractor activities.
• Monitors and facilitates the completion of quarterly, bi-annually, and annual preventative maintenance logs/schedules.
• Ensuring the successful execution of all company safety and environmental policies and procedures.
• Performs weekly Zero Harm training to entire asset team.
• Updated all SHRM (Safety Health & Rick Management) logs in accordance with Balfour Beatty Regulations. The following log indicates vendor workers, hours, and overall training hours of team members.
• Delivering the highest level of resident satisfaction through responsive, consistent, positive and professional interactions.
• Working a rotating on call schedule to have 24/7 maintenance coverage

Typical Physical Demands: Regularly use hands to manipulate tools, controls, phones and computer keyboard. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move office supplies up to 75 lbs.

Who we're looking for:

• High school graduate or GED. Technical School preferred
• EPA 608 Universal required
• Certified Pool Operator may be required
• Preferred degree/license/certification(s) in at least one of the following: HVAC, Plumbing, Electrical, Appliance Repair Certification or Carpentry
• Preference given to those who have CAMT or APPA
• Minimum of 7 years maintenance experience

Demonstrated strong customer service skills

Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.

Ability to diagnose problems and implement repairs

Ability to perform Quality Control on work and repairs completed

Demonstrated ability to train on skill trades

Demonstrated strong written and verbal communication skills.

Strong time management skills.

• Ability to provide guidance and training to less senior technicians. Strong customer service skills.

• Possession of a valid, state-issued driver’s license and safe driving record is also required.
