Job summary

Little River Real Estate Management, LLC is seeking a skilled Facility Maintenance Technician to join our team. This role covers maintenance across commercial facilities, residential properties, and offices, with opportunities to work on plumbing, electrical, drywall, carpentry, and HVAC tasks.

You will diagnose issues, complete repairs, perform preventive maintenance, and coordinate with tenants and vendors to keep properties safe and functional.

Qualifications

  • Experience in facilities/building maintenance or related trades.
  • Ability to diagnose maintenance issues and complete repairs independently.
  • Ability to read and interpret work orders and manuals.
  • Valid driver’s license required.

Responsibilities

  • Perform routine maintenance and repairs on commercial buildings, residential properties, and related facilities.
  • Diagnose and repair plumbing systems, including fixtures and water heaters.
  • Perform basic electrical troubleshooting and repairs (lighting, switches, outlets, breakers).
  • Repair, install, and finish drywall (patching, texturing, painting).
  • Carry out carpentry work (framing, trim, doors/windows, cabinetry) and basic HVAC tasks.

What You’ll Do

Perform routine maintenance and repairs on commercial buildings, residential properties, offices, restaurants, and related facilities.

Diagnose and repair plumbing systems and fixtures, including faucets, toilets, sinks, drains, water heaters, and related components.

Perform basic electrical troubleshooting and repairs, including lighting systems, switches, outlets, breakers, and associated equipment.

Repair, install, and finish drywall, including patching, texturing, sanding, and painting.

Perform carpentry work including framing, trim installation, door and window repairs, cabinetry repairs, shelving, and general construction projects.

Perform basic HVAC maintenance, troubleshooting and repairs, including heat, air conditioning, controls, and associated equipment.

Complete facility upgrades, renovations, remodeling projects, and tenant improvements as assigned.

Perform painting, staining, caulking, sealing, flooring repairs, and other finish work.

Conduct preventive maintenance inspections and identify repair needs before failures occur.

Respond to maintenance requests, work orders, and emergency repair situations in a timely manner.

Operate hand tools, power tools, ladders, lifts, company vehicles, and maintenance equipment safely and effectively. Drive to customer, vendor, or supplier locations.

Maintain tools, equipment, vehicles, and work areas in a clean, organized, and safe condition.

Accurately document completed work, material usage, and maintenance activities.

Identify and report facility deficiencies, safety concerns, and equipment failure.

Follow all safety guidelines, maintenance procedures, and operational standards.

Represent the company professionally while working at company‑owned and customer‑facing properties

Report to work on time, prepared, and in appropriate work attire.

Perform all duties onsite and work assigned schedules, including occasional overtime and emergency response situations.

Perform all other duties as assigned.

Minimum Necessary Qualifications

Previous experience in facilities maintenance, building maintenance, construction, or related skilled trades.

Working knowledge of plumbing, electrical, drywall, carpentry, painting, HVAC, and general building repair practices.

Demonstrated ability to diagnose maintenance issues and complete repairs independently.

Experience using hand tools, power tools, lifts, and common maintenance equipment.

Ability to read and interpret work orders, equipment manuals, and basic construction documents.

Strong organizational, problem‑solving, and time‑management skills.

Ability to work independently and as part of a team.

Valid driver's license required.

High school diploma or GED.

Trade school training, vocational certification, or skilled trades experience.

FLSA Status: Non-Exempt Pay Schedule: Bi-Weekly Background Check: Extensive
