Facility Maintenance Technician
PURPOSE AND DESCRIPTION:
To provide technical duties and coordination in the Facilities Department to maintain interior/exterior services and preventative maintenance services of building in accordance with state, local and regulatory compliance.
ESSENTIAL FUNCTIONS:

• Diagnose and Monitor plant operations including but not limited to plumbing, electrical, compressed air
• Create specifications for preventative and predictive maintenance by outside vendors and assist in the execution of those activities
• Address Facility related daily issues through work order system (Facilities Quick Track, FQT)
• Provide Facilities Manager input and assistance on special projects (e.g. construction projects, equipment selection, cost-reductions, etc.)
• Monitor and maintain building comfort level though the computer BAS system and daily audits
• Develop specifications for capital expense along with executing the project from order to invoice approval
• Ability to repair or modify items including but not limited to doors, furniture, plumbing, filters and other facility related equipment
• Reliable, consistent attendance required.

OTHER FUNCTIONS:

• Operate / program computerized energy management systems.
• Take ownership to ensure that recognized facility problems are appropriately resolved.
• Respond in an appropriate manner to all unsafe practices.
• Maintain flexible schedule to meet unscheduled customer requests, including necessary overtime.
• Audit all areas of the facility to verify project completion or quality of services performed in those areas, which can include elevated areas.
• Other duties as assigned.
MINIMUM REQUIREMENTS:
1. SKILLS/KNOWLEDGE

• Ability to read and understand construction documents, and blueprints.
• Working knowledge of HVAC equipment, compressors, and equipment and tools.
• Strong organization and planning skills
• Strong communication skills, verbal and written
• Knowledge of MIOSHA regulatory standards, Safety Data Sheets, Personal Protective Equipment, etc.
• Working knowledge of environmental compliance issues
• Working knowledge of electrical, security systems, landscaping services, food services, housekeeping services, and plumbing

2. EXPERIENCE/EDUCATION

• Trade School or Technical School Completion
• Minimum of five years of hands-on experience in plant operations
• Experience managing construction, electrical, housekeeping, landscaping, HVAC or other facility contractors.
• Experience writing specifications for housekeeping, HVAC, electrical, landscaping, and other facility related services.
• HVAC Controls Programming experience.

3. PHYSICAL EFFORT AND DEXTERITY

• Operation of equipment and proper use of hand tools.
• Must be able to lift heavy loads, climb ladders, and work under extreme conditions:
• Must be able to climb ladders and work in elevated areas as needed.
• Must be able to lift up to 50 lbs.

4. VISUAL ACUITY, HEARING, SPEAKING

• Good visual acuity, hearing and speaking is required.

5. ENVIRONMENT AND SCHEDULING

• Able to work in all environments, including facility roof, when necessary.
• Able to provide after hours coverage as scheduled and/or dictated by circumstances.
• Willing to work occasional overtime when required to meet special deadlines in response to special project or customer requirements.
