Job Summary

The Facility Maintenance Manager directs all building maintenance and system operations to ensure the Spectrum Center operates normally at all times, including during events. This role requires collaboration with other CRVA departments and acts as the main contact for the Hornets on team-related projects.

Job Responsibilities

  1. Essential Job Duties
  • Operate, identify, and prioritize all plant and system repairs.
  • Provide guidance to Maintenance Technicians, assigning duties based on work orders or special projects, considering their individual trade knowledge and abilities.
  • Emphasize safety within the department daily.
  • Maintain familiarity with operational systems such as HVAC, Fire Suppression, Security, AV, Plumbing, Food Services, and Operable Doors.
  • Suggest additional training to enhance Technicians’ skills.
  • Promote a culture of self-improvement among staff.
  • Schedule lighting and other systems to match event schedules and optimize energy efficiency.
  • Coordinate with JCI regarding HVAC system operation and maintenance.
  • Develop and manage a preventive maintenance schedule for all plant and system equipment.
  • Recommend when outside contractors are needed for projects beyond staff capabilities.
  • Forecast and order equipment necessary for repairs.
  • Create work orders to ensure timely completion of tasks.
  • Assess staff skills and abilities.
  • Document processes and prepare monthly reports on special projects.
  • Implement accountability measures, including daily activity worksheets and monthly reports.
  • Manage ADP and scheduling requirements for proper staffing coverage.
  • Process payroll for full-time engineers.
  • Approve time-off requests, ensuring adequate coverage.
  • Coordinate event schedules with supervisors and managers for effective leadership.
  • Monitor all life safety systems to ensure operational readiness for events.
  • Supervise facility events and delegate tasks accordingly.
  • Work varying hours based on event schedules.
  • Maintain positive relationships with CRVA employees.
  • Manage department budget, including development, tracking, and reconciliation.
  • Sit on the safety committee.
  • Serve as CRVA MOD during assigned events and shifts.
  • Develop department goals and KPIs.
  • Perform other duties as required.

Scope of Responsibility

  • Access to confidential data, including customer quotes, product costs, and company plans, designs, and programs.

Supervisory Responsibility

  • Manage 10 full-time Maintenance department employees.
  • Perform supervisory responsibilities in accordance with policies and laws, including hiring, training, performance appraisal, and discipline.

Knowledge and Skill Requirements

  • Advanced understanding of electrical, HVAC, plumbing, lighting, carpentry, and building automation systems.
  • Build strong vendor relationships.
  • Excellent organizational and scheduling skills.
  • Ability to read and interpret safety rules, manuals, blueprints, and instructions.
  • Effective report writing and communication skills.
  • Mathematical skills including basic algebra and geometry.
  • Problem-solving abilities in practical situations.
  • Ability to interpret various instructions and documentation.

Education and Experience

  • High School Diploma, plus 2-3 years of specialized schooling and 5-6 years of related experience, or equivalent education and experience.

Physical Demands

  • Regularly lift/move up to 50 pounds.
  • Require close vision; frequently sit, stand, walk, and use power tools.

Work Environment

  • Moderate noise level; work days, nights, weekends, holidays.

Travel Required

  • No travel requirements.
