As a Facilities Supervisor II, you will ensure existing facilities are well‑maintained and repaired.
How You Will Impact Education
- Be physically skilled and able to perform all types of general building repairs within the school facilities realm.
- Facilitate and monitor the following areas of repair: fire inspection issues; exit‑sign light repairs; battery replacement for backup lighting; door and hardware adjustments & repairs; key and key‑control assistance; electrical repairs, minor moves, adds, and changes; small wiring projects; low‑voltage work; appliance repairs; banner and sign installations.
- Handle HVAC minor moves, adds, and changes; AC‑filter replacements; drywall repairs; minor carpentry; moving books, files, boxes, and classroom furniture; replacing light bulbs, ballasts & fixtures; painting projects; ceiling‑tile replacement.
- Maintain playgrounds, athletic areas, grounds; conduct equipment audits, building inspections; address safety issues and repairs; undertake small landscaping projects; and address additional items as they arise.
- Manage contractors (general contractors, plumbers, electricians, A/C replacements, locksmiths, fencing, playgrounds, site work, v/d, alarm & security systems, roofers, etc.).
- Identify and isolates larger problems, meet with contractors, and obtain bids.
- Supervise and manage Facilities Maintenance Coordinators, Day Porters, and any other hourly employees assigned.
- Supervise all area maintenance technicians assigned to school groups by location; monitor time and materials; schedule and track all maintenance‑related issues and repairs; provide direct oversight of all repairs, maintenance, and special‑project analysis and decisions.
- Track and report the status of open projects; provide historical data for trend analysis.
- Track time, mileage, materials, and tools.
- Oversee special projects; facilitate and troubleshoot ongoing construction and maintenance issues with schools and building services.
- Monitor and create estimates, schedules, and timelines for new and existing project deliverables.
- Create and build preventive‑maintenance processes and monitoring systems to extend the life of facility components.
- Maintain and monitor building compliance with local, city, county, state, and federal building codes & standards.
- Travel within and outside the state as the job dictates.
- Participate in training programs awarded to increase job‑related skills and proficiency.
- Review current developments, literature, and technical sources of information related to job responsibilities.
- Ensure adherence to OSHA and maximum safety procedures.
- Perform other duties delegated by the Assistant Director of Projects & Facilities.
- Follow federal, state, and company policies and laws.
- The Assistant Director of Projects & Facilities will assess effectiveness annually with respect to specific responsibilities.
- Carry a hand‑held radio at all times while on school property if assigned by supervisor.
- Take a 30‑minute lunch break, with the time possibly adjusted to the school’s needs; all supervisors must report and assist with emergency situations.
- No Supervisor II may leave campus to run errands (personally or for the school) without permission from the Facilities Supervisor.
Required Qualifications And Skills
- Knowledge of construction trades and facilities‑maintenance requirements, with the ability to understand, communicate, and deal effectively with vendors and contractors.
- Supervisory experience leading work crews and providing direct oversight of technicians; ability to manage maintenance and repair across multiple locations.
- Strong knowledge in reading and understanding building plans and blueprints; proficiency in intermediate‑level mathematics.
- Excellent administrative and organizational skills, and expert communication, writing, and documentation abilities.
- Familiarity with OSHA, state, and local building and fire codes, and inspection processes.
- Strong time‑management and organizational skills; ability to prioritize wisely.
- Computer knowledge and experience with Microsoft Office, online documentation of service requests, and time‑and‑material tracking programs.
- Bilingual (Spanish speaking) preferred, but not required.
Job Requirements
- Education: minimum high‑school graduation with continuing education in construction or facilities‑related fields.
- Experience: at least 7 years of facilities‑related maintenance and/or construction trade experience.
- Special qualifications: possession of the knowledge, skills, and abilities listed above.
- Language: efficient English skills for writing and speaking.
- May perform other assigned duties.
Work Environment
- Usual school working conditions.
- May be noisy during high student traffic.
Physical Demands
- Exert up to 50 pounds of force occasionally, and up to 75 pounds of force frequently to move objects.
- Travel within or outside the state.
