Job summary

Gymreapers seeks a hands-on Facilities & Property Manager to own the condition, operations, and day-to-day management of a growing commercial real estate portfolio spanning industrial, light industrial, and retail assets. This role covers building systems, preventive maintenance, capital projects, vendor oversight, and light property management tasks with tenant relations.

This on-site position requires deep knowledge of HVAC, roofing, electrical, plumbing, life safety, and site conditions,

Qualifications

• 5–10+ years in commercial facilities management or similar leadership role.
• Hands-on experience with HVAC, electrical, plumbing, roofing and life-safety systems.
• Exposure to tenant relations, lease administration, and vendor contracts is a plus.

Responsibilities

• Own the physical condition of multiple properties, including HVAC, electrical, plumbing, roofing, and life‑safety systems.
• Build and manage preventive maintenance programs and schedules across the portfolio.
• Respond to escalations and emergencies, including after-hours issues.
• Manage in‑house staff and/or trade contractors, and ensure safety code compliance.
• Oversee light property management tasks: tenant communication and move‑in/out coordination.
• Implement and maintain CMMS for work orders, PMs, and vendor tracking.
