Job summary

AI Fabrik in Santa Clara is seeking an on-site Site Operations Lead to own and run a live, mission-critical AI compute facility. You’ll ensure 24/7 uptime, manage power, cooling, and MEP infrastructure, and serve as the on-site owner’s representative with colocation and wholesale providers.

You will build playbooks, implement preventive maintenance, and lead a small on-site technician team as the footprint scales.

Qualifications

• 10+ years in critical facilities or data center operations.
• Experience owning uptime in a 24/7 environment within colocation/wholesale facilities.
• Fluency with MOPs/SOPs/EOPs, preventive maintenance, BMS/DCIM tooling, and change management.
• Strong vendor and provider management skills, plus site budget ownership.
• Willingness to be on-site and on-call for a live facility.

Responsibilities

• Own 24/7 availability of AI Fabrik's live environment — power, cooling, and critical MEP infrastructure (UPS, generators, switchgear, PDUs, CRAC/CRAH, chillers).
• Monitor site health via BMS/EPMS/DCIM; respond to alarms and trends before incidents occur.
• Manage power, cooling, and space capacity; keep leadership informed of headroom against deployment plans.
• Build and run preventive and predictive maintenance programs to protect uptime and equipment life.
• Author and enforce MOPs, SOPs, and EOPs; drive disciplined change management.
• Take clean commissioning handoff from Construction Management at turnover; own operational readiness of each new hall.
• Serve as AI Fabrik's on-site owner's representative to colocation/wholesale providers; hold them to SLAs and coordinate remote hands.
• Manage service contractors and equipment vendors; own site operating budget and vendor performance.
• Recruit, build, and lead a small on-site technician team as the site footprint scales.
• Own electrical/arc-flash safety, EHS, and environmental compliance; lead incident response and root-cause analysis.
• Maintain uptime, availability, and operational reporting for leadership.

Backed by Mayfield, Xora (Temasek’s growth equity arm), Acclimate Ventures, and Cisco Investments, we are scaling from our first live sites toward a global footprint across the US and Asia (Korea, Japan, Singapore, with India to follow). We don't own concrete — we secure capacity, power, and critical equipment through best-in-class partners and turn it into live, contracted compute. Capacity is our product and the path runs from grid to tokens, which puts this role squarely on the company's critical path.

The Role

You are the person who takes ownership of an AI Fabrik site the moment it goes live — starting with our flagship Santa Clara facility. Where the development team finds, builds, and equips the site, you keep it running: mission-critical uptime, day-to-day operations, and the vendor and provider relationships that hold the environment together. Because we operate inside colocation and wholesale facilities, you are AI Fabrik's on-site owner's representative — accountable for the availability of our compute, and for holding providers and contractors to their commitments. This is the first hire in a site-operations function that will grow with our footprint, so you'll set the standards and playbooks that every future site inherits.

What You'll Own

Critical Facilities Operations

• Own 24/7 availability of AI Fabrik's live environment — power, cooling, and mission-critical MEP infrastructure (UPS, generators, switchgear, PDUs, CRAC/CRAH, chillers).
• Monitor site health through BMS / EPMS / DCIM systems; respond to alarms and trends before they become incidents.
• Manage power, cooling, and space capacity, and keep leadership informed of headroom against the deployment plan.

Maintenance, Reliability & Procedures

• Build and run preventive and predictive maintenance programs to protect uptime and equipment life.
• Author and enforce MOPs, SOPs, and EOPs (method-of-procedure, standard- and emergency-operating procedures); drive disciplined change management.
• Take clean commissioning handoff from Construction Management at site turnover, and own the operational readiness of each new hall.
• Serve as AI Fabrik's on-site owner's representative to the colocation/wholesale provider — hold them accountable to SLAs and coordinate remote hands.
• Manage service contractors and equipment vendors; own site operating budget and vendor performance.
• Recruit, build, and lead a small on-site technician team as the site and footprint scale.

Safety, Compliance & Incident Response

• Own electrical/arc-flash safety, EHS, and environmental compliance for AI Fabrik's on-site operations.
• Lead incident response, escalation, and root-cause analysis; run an on-call rotation and drive corrective actions to closure.
• Maintain uptime, availability, and operational reporting for leadership.

What You Bring

• 10+ years in critical facilities or data center operations, with hands-on MEP expertise across power and cooling infrastructure.
• Track record owning uptime in a mission-critical, 24/7 environment; experience operating within colocation/wholesale facilities strongly preferred.
• Deep fluency with MOPs/SOPs/EOPs, preventive maintenance, BMS/DCIM tooling, and change management.
• Strong vendor and provider management skills, plus site budget ownership.
• Sound judgment under pressure, strong safety discipline, and clear communication; willingness to be on-site and on-call for a live facility.
