Job summary

LotusWorks in Chandler, AZ is seeking a Mechanical Operations & Maintenance Technician to keep critical semiconductor facility systems reliable and safe. You will perform preventive and corrective maintenance, interpret drawings, and work with engineers to improve uptime in a mission-critical environment.

Responsibilities include monitoring with SCADA, balancing systems for energy efficiency, maintaining logs in Maximo, adhering to LOTO and PPE policies, and supporting upgrade projects with

Qualifications

• 2–4 years of hands-on mechanical maintenance experience in facilities or similar environments.
• Technical experience with HVAC, chilled/heating water, compressed air, hydronics, and rotating equipment.
• Ability to read mechanical drawings, schematics, and equipment manuals.
• Strong troubleshooting, documentation, and communication skills.
• Working knowledge of safety procedures including LOTO, hazard recognition, and PPE usage.

Responsibilities

• Execute scheduled preventive maintenance to ensure reliability and performance of facility mechanical systems.
• Perform corrective maintenance and troubleshooting on critical equipment.
• Interpret drawings and OEM documentation to diagnose issues.
• Monitor system conditions using SCADA and instrumentation; optimize performance.
• Maintain logs in CMMS (Maximo) and document actions; ensure safety compliance.
