Job summary

MATSYS is seeking a Facilities Manager in Sterling, VA to oversee the full lifecycle of our facilities, from site identification through operation and decommissioning. You will ensure building reliability, safety, compliance, and readiness for a fast-moving engineering environment.

You will collaborate across Operations, EHS, IT, Finance, and external partners to optimize spaces, oversee services, and manage capital projects while leading a growing facilities team.

Qualifications

  • Bachelor’s degree or equivalent in a related field.
  • 7+ years in facilities management with 3+ years in leadership.
  • Experience across full facility lifecycle from site selection to operations.
  • Strong knowledge of MEP systems and building automation.
  • Experience managing leases, vendors, and capital projects.
  • Familiarity with CMMS and BMS systems.
  • Knowledge of OSHA, ADA, fire/life-safety, and environmental compliance.
  • Strong organizational, communication, and project-management skills.

Responsibilities

  • Develop and execute facilities strategy and lifecycle management.
  • Identify new facility opportunities and lead site selection.
  • Manage full lifecycle of facilities: acquisition, buildout, operations, and closure.
  • Lead lease negotiations and landlord relationships.
  • Oversee HVAC, electrical, plumbing and building automation systems.
  • Develop preventive and predictive maintenance programs.
  • Manage utility procurement, energy, water, and waste.
  • Oversee renovations, capital projects, and FF&E.
  • Ensure safety, compliance and CMMS/BMS data accuracy.
  • Lead internal staff and external contractor teams; track KPIs and budgets.

About the Role

The Facilities Manager will oversee the complete lifecycle of MATSYS facilities, from site identification and buildout through daily operations, optimization, and decommissioning. This is a high‑impact role responsible for facility reliability, safety, compliance, and readiness to support a fast‑moving, engineering‑centric environment. You will collaborate across Operations, EHS, IT, Finance, and external partners to ensure our buildings, systems, and workspaces operate at the highest standard. Responsibilities
  • Facilities Strategy & Lifecycle Management
  • Identify and evaluate new facility opportunities aligned with MATSYS growth.
  • Lead site selection, due diligence, and space planning.
  • Manage the full lifecycle of each facility: acquisition, buildout, operation, optimization, consolidation, and closure.
  • Lead lease negotiations and manage landlord relationships.
  • Oversee key service contracts (HVAC, janitorial, landscaping, security, waste, etc.).
  • Track lease requirements, critical dates, and CAM reconciliations.
  • Building Systems (MEP) & Critical Environments
  • Oversee mechanical, electrical, plumbing, and building automation systems.
  • Manage critical environments such as labs, server rooms, manufacturing areas, and controlled‑temperature spaces.
  • Develop and manage preventive and predictive maintenance programs.
  • Utilities, Energy & Sustainability
  • Manage utility procurement and monitoring for energy, water, gas, and waste.
  • Drive sustainability initiatives and identify opportunities for efficiency improvement.
  • Construction, Renovations & Capital Projects
  • Oversee renovation projects, facility improvements, and buildouts.
  • Coordinate contractors, architects, engineers, and permitting.
  • Manage project scope, schedule, budgets, and FF&E requirements.
  • Operations, Safety & Compliance
  • Oversee day‑to‑day building operations, repairs, and work‑order management.
  • Maintain CMMS systems and operational KPIs.
  • Ensure compliance with OSHA, ADA, environmental regulations, and building codes.
  • Support EHS programs, emergency preparedness, and inspections.
  • Budgeting & Team Leadership
  • Develop and manage facilities operating and capital budgets.
  • Lead internal facilities staff and manage external contractor teams.
Qualifications
  • Bachelor’s degree in Facilities Management, Engineering, Construction Management, Business, or equivalent experience.
  • 7+ years of facilities management experience; 3+ years in a leadership capacity.
  • Experience across the full facility lifecycle — site selection through operations.
  • Strong knowledge of MEP systems and building automation.
  • Experience managing leases, vendors, and capital projects.
  • Familiarity with CMMS and BMS systems.
  • Knowledge of OSHA, ADA, fire/life‑safety, and environmental compliance requirements.
  • Strong organizational, communication, and project‑management skills.
Preferred Skills
  • Experience supporting laboratory, manufacturing, or mission‑critical environments.
  • IFMA FMP/CFM, BOMI, PMP, or LEED certification.
  • Background in advanced materials, aerospace/defense, manufacturing, or technology sectors.
  • Experience with security systems, emergency planning, or business continuity programs.
