About the Role:
As a CBRE Facilities Manager, you will manage a team responsible for providing overseeing building operations and maintenance for a facility, campus, or portfolio of small to medium sized buildings.
This job is a part of the Facilities Management functional area which focuses on all aspects of the operations of soft services vendor management and collaboration with Engineering Operations Manager to ensure optimal MEP (Mechanical, Electrical and Plumbing) systems are in place to support building occupants and lab spaces.
What You’ll Do:
Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
Schedule and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
Coordinate and manage delivery of all soft services (cleaning, security, landscaping, waste management, etc.) through third party vendors.
Maintain positive client relationships and conduct meetings on unresolved facility issues.
Prepare and manage contract negotiations for projects, operating budgets, and variance reports.
Perform facility inspections quality assurance following local, state, and federal regulations. Suggest operational efficiencies, repairs, and upgrade opportunities.
Ensure all soft services are in compliance with local health, safety and environmental regulations.
Conduct regular service audits and KPI evaluations to ensure vendors meet agreed standards and SLAs.
Oversee vendor relationships and invoicing procedures. Review price quotes for the procurement of parts, services, and labor for projects.
Understand MEP systems to mitigate disruptions during planned maintenance.
Manage emergency response activities related to soft services.
Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
What You’ll Need:
Experience in lease management for a multi-tenant commercial complex a plus.
Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Valid driver's license required. Facility Management certification (CFM) preferred.
Valid Driver's License required.
Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred.
Understanding of how MEP systems impact the safety and functionality of building spaces, particularly for specialized environments such as labs.
Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
Extensive organizational skills with a strong inquisitive mindset.
Proficiency in facilities management software and tools.
Working knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
Advanced math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.
